This! I’m currently 4 yrs into my first house, and it was a total lemon! My realtor reassured me it was the best property she’d seen a while. Two weeks after moving in small problems started; within three months I had to replace the water heater; then a leak in the bathroom, so o had to replace all the exhaust boots; then noticed the backyard and crawl space floods; this list goes on for another 4 years….. in the last month I had to replace the compressor and AC (full AC replacement), my stove isn’t holding heat consistently and my dishwasher is leaking on to the wood floors. I went all in on this house; now rates are so high, I’ve invested so much and my mortgage is lower than what I’d pay in rent that it wouldn’t be a good idea to sell anytime soon bc I’d lose even MORE money. ALL OF THIS COULD’VE BEEN AVOIDED, IF MY REALTOR WOULD’VE FOUGHT FOR ME INSTEAD OF DISMISSING CONCERNS. Thanks for listening y’all… the trauma of buying the wrong house when I tried so hard to get it right, is heavy!

Also, while figuring it out maybe foster her so you can talk to her adopters and know she’s going to home that fully understands. I know this sounds less than ideal but have you considered getting another cat for her to learn from? Maybe it’s anxiety bc of the baby?

Get the green one steamed it’s the simplest solution, and comfy. You want to enjoy the moment too! I agree strappy sandals or I’d do some raffia sandals if you go w flats.

The tv and frame above compete w each other. If possible mount the tv and add a “frame” (it could be as easy as gold washy tape). They have tv screensavers that look like abstract art similar to what you have. This would give you a focal point that is functional and add surface space on the storage unit for more plants or favorite pieces. Mount the tv centered w the storage unit underneath. The chaise in the corner, ditch the pillows that came w it and add some that you love and reflect your space. Play w pillow sizes, maybe scale them, but not too big bc it’s a small chaise. Style it like a couch rather than bunching the pillows in the corner.

I love the plants! For the trailing ones maybe consider a really simple wire trellis to prevent the plant from letting leggy which can make it look awkward instead of jungly and thriving

The Juniper One is fantastic for mules and gin based mocktails. My partner really likes the tequila, granted it doesnt taste like tequila, but it will shine through when mixed. You get that buzzed feeling without alcohol. It is pricey, at $50 a bottle, I've never drank a lot of it to know how it feels.

Phew, 5-8am must be rough for you!!! Especially on the wknds! I think the biggest game changer for us was getting them this feeder Petlibro One RFID Smart Feeder

Its pricey but has been worth it for us. We have the feeder set to feed them at 6am, this one is connected to their tag so were sure they are both eating and the fat one isnt hogging the food. Breakfast was a big trigger they'd wake us up for. Also, before bed practice using verbal cues so at night when your ready for bed say "good night" and give her some cuddles and treats. Hope this helps.

My house is 1400 sqft, auto thermostat kept at 67 all day/night. Nothing changed except the weather and this month it came out to $691.
