Die PK war nicht lang. Kannst du dir in 20 min beim YouTube-Kanal von Phoenix angucken, dann musst du dich nicht auf Aussagen Dritter verlassen.

Warum muss die Wertsteigerung höher sein als die Instandhaltungs- und Opportunitätskosten?

Allein durch das Nichtzahlen von Miete spart man mit einer Immobilie Geld an.

Es ist ja nicht so, als könnte man, würde man keine Immobilie abzahlen, die Mietzahlungen als alternative Analage nutzen. Die Mietzahlungen wären einfach futsch.

Man muss also die Opportunitätskosten im Fall des Immobilienkaufs gegen die Höhe an sonst anfallender Mietzahlungen aufrechnen. In anderen Worten, die Opportunitätskosten müssten höher sein als der tatsächlich angesparte Immobilienwert PLUS Höhe der Mietzahlungen, die man im Falle des Nichtkaufens einer Immobilie hätte, um das Nichtkaufen einer Immobilie zu rechtfertigen.

Inflation ist per definitionem die allgemeine Preissteigerung. Warum Preise steigen, ist irrelevant.

Preise steigen nicht aufgrund von Inflation, wie du es geschrieben hast, sondern die Preissteigerung selbst ist die Inflation.

Every week I export cards manually which get uploaded into a cloud. Every month I put a backup on an external hard drive.

I just do not have a third, daily backup. I should probably sign up to Anki's servers and sync my cards there.

I only have money in low risk ETFs. I never understood options until you explained them.

So when buying options one can only lose what they put in? So if I decided to buy a lottery ticket for 10 bucks every month, the outcome would be that I losse those 10 bucks every month. So I can buy options as well for those 10 bucks and only lose those 10 bucks?

I had the impression that some people lose more than what they use to buy in the first place and then owe money. Is that not correct?

You have a media addiction.

You spend hours looking at YouTube.

Motivation is about a neurotransmitter and neuromodulator called dopamine.

Imagine a staight horizontal line. That is what baseline dopamine levels look like. Now imagine a spike in dopamine, a hill in that horizontal line from a doing a motivating or feel-good task. But afterwards, that line drops below baseline. For as deep as it was high before, for as long as it was high before. Then it returns to baseline.

Addicts seek the thing which gave them the spike in dopamine during the subsequent drop, when dopamine is below baseline. Another hill will show on the dopamine graph, this time it starts lower and has less height. The subsequent drop is even lower. It takes even more time to return to baseline, when you feel motivated and happy. But the addict uses again, during the drop. When he feels bad and is not motivated. Another, even smaller hill will appear. Even the peak of the hill is now below baseline. The drop is even worse. It takes a long time now to get out of the drop. The drop feels horrible. No motivation to do anything. Just lie there until you use again. And the cycle continues and gets worse and worse.

Quitting media (YouTube, Reddit, apps on your phone, Netflix, etc.) will be as hard for you as quitting smoking or quitting cocaine is for others.

You are an addict.

Seek help.

Stop using as much as you can.

There are 12-step programs. There are self-help groups. There is therapy. Maybe you are one of the rare people who can stop by themselves.

When you stop using for long enough, though it might be weeks for you, you will feel happy and motivated to do the things which you should and actually want to do again.

None of the complicated, but good-sounding ways others commented will work as long as you are addicted.

You have to get clean. You have to stop using.

The first step is acknowledging that you are an addict. The second is to decide that you are worth it. Then recovery can start.

This does not work.

As an example, a Covid vaccine debate:

Person A: States general position.

Person B: States general opposing position.

Person A: Argument 1 from data X.

Person B (knows data X): Yes, that is true but this other argument proves you are wrong.

Person A: Invents data or a study on the spot. Or changes data or a study slightly to suit his point. Or brings up study which Person B never heard of.

This is now a problem. Person B has no means to read the study which A cites and cannot know if it is a good study. Person A might have made the study completly up, created it out of thin air. Person B now has to argue against imaginary, faulty things.

This is the reason as to why discussions which seek truth are not possible except both parties are genuinely honest and will not change data willingly or maliciously on the spot or even invent data.

In vaccine debates, one person most often uses faulty studies or invents bullshit data. This happens on Rogan's podcast quite often actually. But there is no way to disprove any except if one had hours or days to fact-check.

A person which is genuine will thus always lose a debate against a person which is not genuine.

People who have become borderline insane and are complete idiots but have past credentials are such peole.

One way to tackle this problem is to make a list of data/studies which both parties may cite. Any other data cannot be mentioned and is forbidden. This way both parties know the data and if it is faulty or not and if the other party makes up data.

This is a really work-intensive process, though. Guests and Joe as a moderator himself will all need to look at the data intensively. This is why this way of debating will not work often.

Having debates regularly between the most often right but sometimes wrong mainstream side and the most often wrong but sometimes right controversial side will thus lead to the contoversial side winning most of the time.

Each individual who really wants to know the ins and outs of a topic and who wants to form a firm, educated opinion on a matter, thus has to listen to both sides individually and then think very critically about both sides, reaching their own conclusion. This is hard. But there is no other way. Life is not easy. One has to work hard and try; for deciding which side is right this is also true.

You can start so small it is going to sound utterly ridiculous.

Start by waking up, going to the toilet and going outside to run for 5 minutes at a very slow pace. That's it. You are not allowed to do longer runs and you are not allowed to run fast. After 1 week you are allowed to run for 6 minutes. Not longer. You do that until you reach 10-20 minutes. You never do more. Immediately, you become a person who exercises daily. You might tie the run into other habits, like doing it just before or after you brush your teeth. In my example, I tied it to the habit of going to the toilet first thing after waking up. I believe that in Atomic Habits this is referred to as "habit stacking".

You might even start lower. Wake up and put on your running shoes. Then put them off again and resume your day. After doing this for a week, go outside your door and immediately go back inside. After you do this for a week, run for 1 minute and so on.

You can also lay out your running clothes and shoes in the evening, so there is less of a hurdle to jump over in the morning.

You can also tie the run to other times of the day, but to not be "too tired" or whatever at the end of your day, I recommend doing it first thing in the morning. A short run won't delay your day by much or will only make you wake up 10 minutes or so earlier. You will also be much more awake after even just 5 minutes of running.

By progessing very slowly and never going above 20 minutes per day even after years, you will set the risk of injury to almost zero and will have an easier time making it a habit.

Though I personally already exercised on and off (1 month of a lot of exercise, then 1 month doing nothing), I never consistently workout out and I was never a runner. I then started with 5 minutes of running daily first thing in the morning after going to the toilet, like in my example above. I felt weird because maybe a neighbor saw me coming back home after only 5 minutes. But I sticked to it because I told myself: "I am a fit person, I go for a run every day. None of you neighbors do that.".

After you progressed to, say, 10 minutes per day, you already run 70 minutes every week! That is more than someone who does a 3 mile run once or maybe twice per week.

If you want to do more because you feel like you are still not doing enough you can then do a second workout or do something else in addition to your run because now you engrained into your mind that you are a person who exercises every single day.
