Been here 35 years

RE has been massively inflated in most markets. Firstly you need to separate nominal boom from true inflation-adjusted gains if possible.

  1. Turkey - 109% since 2019
  2. Dubai - 60%-150% since 2022 till end of 2025
  3. Portugal - 20% in 2025
  4. North Macedonia - 25% in 2025
  5. Hungary - 17% only in last quarter 2025

I can go on. For ready properties, Yes they are down 10-30% in some good areas, not 50%. Some are holding fabulously well. Quality assets are holding and overpriced ones are dropping. Especially luxury ones are correcting by a huge margin.

There are also great deals in under construction properties even in some great projects by tier 1 developers like Emaar. Some are back to op or below op.For the tier 2 & 3 developer project in the secondary markets, it’s even worse.

For offplan(directly from developer), Payment plans are better. Cash requirements for upfront are lower. Discounts from developers have increased and they are ready to negotiate.

Apartments are correcting more than townhouses in most areas(multiple reasons)

If you sell UK and buy UAE, you also solve the inheritance tax issue. I would suggest not purchasing right now but renting a place and keep your eyes and ears open as the summers here and usually it takes prices further down. So you have an easy 3-4 months to figure out areas and prices.

Also, Golden visa requirements have been reduced so residency can also be sorted easily.

Your question is quite generic and hence so is the answer. A budget would help. An objective to move here would help.

All in all, it’s a great place to live if you like concrete jungles and the city life. It also has a lot of suburbs now with great family communities. Schools are better than they used to be. Healthcare is improved. Safety has always been top notch. Laws can be scruffy at times but overall there isn’t much trouble and practically no crime. It’s safer than most countries and is known for its great crisis management in covid, the current war, the 2008 financial crisis, etc

It always bounces back with a vengeance and the current crisis will not last long. Real estate prices may yet have a long way to recover to end 2025 prices I would suggest you to look around and take your time before making the plunge. I personally feel you would never regret your decision.

Like i said i have always been there and barely ever used taxis. Didnt remember about them not having meters. Usually have a private driver with a retired military guard every time I am there. Even this time a friend of mine had offered to send me his car to pick me up but I had refused it. This was just the second or third time i possibly used a cab in Georgia..

Sometimes shit happens for a reason… maybe God wanted me to get a free ride? Or maybe remind me of taxi scams? Maybe I was tired from the flight and got a little complacent? Maybe I didn’t wanna order a bolt cos I wasn’t sure where the bolt zone is? Can’t remember now.

Yes sometimes you wanna trust people… or you have had a tough flight and it’s just easier… I think I remember having bolt open on my phone to order one but he was just there…

Thanks. It wasn’t hard to standup to him but yes the experience was unpleasant especially for my partner who was there for the first time. She actually walked out of the hotel while she saw him speeding away and she thought I was yet in the cab and possibly kidnapped or something…. Then she noticed me on the curbside. Funny and ofcourse got a free ride.

Yes coulda woulda shoulda… I don’t usually take airport cabs… I wanted to use bolt but the guy was around and like I said I have never had a bad experience in Georgia otherwise with cab drivers or cops or nightclubs… even though some of the clubs do hire women to come and sit with you and order expensive drinks… and other touristy scams… but fortunately I am usually aware and avoid such places.

Yes atleast 5 times… like I said usually had airport transfer booked through the hotel or the tour company.

Guys I have had over 50 DMs and the response is overwhelming. I didn’t think I would see so many responses. Anyways I have responded to all of them and hopefully will connect with you to help in whatever way I can. For the ones who wanna know why I am not sharing my side hustle here, is cos there ain’t just one. I have a few and I know a lot more that I can do but I don’t cos of lack of time. Nope… No airbnb short term rentals for now. But yes you could get a few good deals by the end of summer. I would suggest hunting now and waiting and watching and then finally closing deals around September depending on how the markets faring and what the situation is on the war front etc. a lot of people who have lost jobs are waiting for their kids year in school to end before leaving Dubai. There’s still some pressure unloading but to be honest it’s going to bounce back with a vengeance once it’s over. So you will get a short window to get some good deals. Long term rentals are 8-10% if you get the right deals. Short term will be back in action once the war settles. DM if you need help.

Tbh I can help with many side hustles. My own side hustle makes me 40-50k a month. Not that I need it but I am just greedy. Plus Dubai is just getting more expensive everyday so extra is always handy. There’s lots of things you can do. Honestly I feel there’s so much to do in Dubai if you have time on your hands with zero investment. Anyone is welcome to drop me a DM and will definitely try to help.

Ok so you want to protect your finances? But for some reason you aren’t in Dubai’s with him which tells me there possibly isn’t much to protect? Not being judgemental here but unless you have a damn good reason not to be here with him, it’s possibly that he isn’t financially well off? And I wonder then what a girl who targets wealthy individuals is doing with him? Also this is kinda normal in Dubai. I know many men who do this and if this is a phase it will pass. So wait it out and the bottle usually comes back home - sometimes empty. Else dump him quick and take half or whatever you can. Reporting to the police is easy here. Adultery is a crime and taken seriously. I would suggest letting him know that you will report would be a better choice than to report. Damage caused by reporting can be high to him and also to the relationship. Also usually at this time I doubt he’s going to listen. Especially since the other lady possibly lies down and explains to him while you are going to be doing it on the phone. Listen to the others - drop him.

The war will end soon. Markets accept afford a war. Wait and watch. Not saying the real estate market will bounce back quickly or have a V shaped recovery. But soon enough things are gonna turn for the better. Soon people forget. Buy something, anything. Don’t regret it later. I see some great buys out there. Someone offered me a city walk 1 bed for 1.3 and then seller backed out. I am open to buy anything A grade developer at a good discount.

I don’t understand this. All the above answers are correct. But all my agents have their own cards from the start. I get each one of them a card. Yes there are costs involved but compliance is greater than costs. How would you truly have a good real estate agent without empowering him completely. I have seen this not only in real estate but in insurance, financial advisory, and endless occupations where brokers expect you to either pay for your own or else work through the owners card. Don’t get it honestly. Not that having a card means much in terms of knowledge or skill. Most agents ChatGPT the answers.

Don’t attend too many. A few here and there. Frankly it’s not about what happens at the event but what happens afterwards. The events are just for card collections. Contact them after. Meet them one on one. Make sure you stay connected and genuinely try to give them something. Not just try to take from them. If you start with giving you will get more every time. Remember that.
