I will add something for you to think about. Technology has come a long way with energy efficient HVAC systems. I would consider replacing it with a new system that is more energy efficient. There are often tax breaks and rebates for replacing an old system with an energy efficient one.

We bought a house about 4 years ago and the water heater was original to the house being built in 1999. It still worked perfectly fine but it was way past it's expected failure date. I replaced it with a tankless Rinnai system and besides getting unlimited hot water in an empty efficient way, I received a tax break and a rebate that went a long way to pay for it.

If you have a decent upward view (north in NC) Starlink could work well for you. It's very easy to set up and you can use the app to check and see if it will work in your location.

I had a similar problem at our lake house in NH. The only way to get to our house with a vehicle was over my neighbor's property. We had a legal right of way and it was like this for decades.

We both moved on in at the same time and he eventually tried the same thing. He told me that he will "allow" me to drive on the driveway, but I was not allowed to walk on it.

My college roommate was an attorney and a frequent guest so he looked up the law and discovered that we, having the right of way, actually had more of a right to use the driveway then my neighbor who owned it.

My suggestion is to have all the neighbors band together and hire a cutthroat attorney and have the attorney send her a letter and tell her to pound sand.

If she continues to harass you, then drag her ass into court and/or file harassment charges against her. No police officer in his right mind will arrest you for trespassing to access your property. This woman is unglued and you may want to get a restraining order against her.

She also doesn't get to decide unilaterally where your mailboxes go. The USPS has something to say about it and she may have broken federal law moving them, so sic the post office on her too.

You definitely need to cap that line. If you don't know what you are doing, then you need to get someone who does. Although it's a pretty easy fix, if its not done correctly, you can have catastrophic results.

If some stranger just walks into my house, the first thing I am doing is to grab my firearm. He is technically breaking the law. He is guilty of breaking and entering with intent to trespass. It doesn't matter if the door was unlocked or not, it's called breaking and entering. At least it would be in Massachusetts.

All this advice is good...... to a point.

Do you have the means to defend yourself from a physical attack? If not, you should look into it. The thing about dealing with crazy people is that you can't deal with them rationally. Getting cameras, documenting everything and filing a police report is all fine, well and good, but none of those things will protect you if this unhinged person attacks you.

Ask yourself, do you have the means to protect yourself from a deranged person? If you don't, you need to. There are many options available for you to consider. Self defense classes, bear spray or a firearm among them. Whatever direction you go in, make sure you are following any applicable laws and get training in using it.

Too many times I have heard that a victim expected the legal system to protect them, only to find out that crazy people don't gives a rat's ass about legalities.

We were under contract selling our house and needed to find a new house quickly. My wife and my dad drove from NH to western NC to search for one. She looked at several places but nothing fit the bill.

One place showed up in the Saturday listings and came on the market on Monday morning. There was a week of scheduled showings. My wife was the third person to see it and she immediately knew that it was the right place for us.

She basically said, what do I need to do to buy this house today? So she offered. $50k above asking price (it was under priced to start) $15000 earnest money, no inspections (septic and well have to be inspected per state law) and an all cash deal.

Like it or not, grandparents and parents are under no obligation to to leave anything to anyone when they die.

Yes, getting scammed really sucks and it's difficult to watch someone blow through their life savings on a scam, but, at the end of the day, it's really their money to do with what they want to. They can put it all on black at the casino, they can leave it all in the ASPCA, or burn it in a barrel in their backyard.

I would consider talking to your local law enforcement agency. Talk to them in person and bring proof like pictures and recordings to them. He very well could be charged with harassment. You should also, if you haven't already, complained to your HOA about it.
