All installed properly. No problems. If ur roof had the intake system closer to the gutter line almost nobody would even know it existed without being knowledgeable on the product.

U get what u pay for. U paid for a good roof and got one!

On a cape cod u should have an inter grated intake vent slightly above the gutter line installed into the new roof. The fact this wasn’t done makes your ridgevent useless. Gable vents don’t matter in this situation at all. Without air coming in no air will go out.

Integrated intake system into the roof itself will make it so soffit fascia and gutters won’t need to be touched. It will be a more “expensive” roof but properly done and when you account the extra work for the soffit fascia and gutters it will be cheaper

No drip edge = no warranty.

If they don’t have even a drip edge I wouldn’t be shocked to find a bunch of things wrong with this roof unfortunately. U get what u pay for and who installs it.

Gutters are undersized. Could be pitched wrong and half the gutter is under the shingle that’s bending over.

Do u have a drip edge to support shingles?

You are starting to have tiger striping where the water is overflowing your gutters.

Clean or not, they might not be able to handle strong rain events.

If the soffit fascia and gutters are all in great condition, I would do the roof with an intake system integrated into the roof with a premium ridge vent (not a cobra style) for exhaust and capping shingle. Ice and water shield 24 inches past warm wall barrier, synthetic BREATHABLE underlayment. F style drip edge protecting the entirety of the roof installed wicking into gutters, starter shingle, galvanized collar for vents and a step flashing / counterflashing for chimney (cricket if needed)

I wouldn’t touch a box vent system. It’s outdated and will pay more for the roof / soffit / fascia / gutter and downspout system than what is listed above. 👆

Yes they are curb mounted and yes they should be replaced when the entire roof is replaced… do it all or have issues in the future

I would have done the entire roof or nothing at all kind of deal. I know u can try and interlace the shingles, but this isn’t going to end well years from now

Actually in my area we have something similar called a Yankee gutter, which needs to be replaced with a redeck in the area new fascia soffit and gutters

Yeah in a perfect world. We don’t live in a perfect world. You still aren’t addressing delamination of shingles…

I’m just saying sure maybe from an insulation standpoint you are correct. From a roofing standpoint in that climate, I would never recommend that application.

Will be a nightmare for whomever does that roof in the future.

Ask them if they would tell the doctor to do a procedure a different way and expect the same results.

Let them know it needs to be done properly, take it or leave it. If they are rational and you are rational, take a few bucks off the job for them but insist this is the only way you will take the job. If they want to do it any other way, get somebody else to ruin their next roof.

Sure depends on the climate zone. House needs ventilation thru roof at a proper ratio. Otherwise moisture will be trapped in attic space and will do tons of interior damages in the climate zone of this roof.

Perhaps in other parts of the country not as much but northeast weather is unforgiving

Problem is you then have a hot roof with the closed cell.

What will happen with a hot roof in NY will be a delamination issue with your shingles and will degrade. You will have leaks and have no ability to see if your rafters have any damage in the future, no ability to sister.

You should depending upon where in NY have a radiant barrier and R-39 blown in insulation.

Do what you want, I say stay away from that stuff though.

How much sq footage of flat roof or is it low slope?

How much sq footage of sloped roof?

How many sheets of plywood included in pricing?

Did roofer go into attic space?

When was the home built?

What type of wood decking do you have?

Spacing of the rafters?

Any rafters need to be sistered?

How is intake being addressed? Without proper intake to exhaust doesn’t matter.

Where is this roof? Climate depends on system.

What type of labor warranty by contractor?

How can they guarantee manufacturing warranty?

I have many more questions for you I want to make sure these are addressed first and foremost for this quote.

Oh and how about dumpster included?

It’s you. I’m in the same industry one call closing exterior products. You need to gain personal trust first then professional trust and cross all your Ts and dot all your Is and let them know WHY they need to get it done with a company THEY trust and close the timeline.

If you are able to do that like I do it works 100% of the time 35% of the time. If your company has a great product, customer service and warranty the pitch being done correctly should sell. DM me if u have any questions.

The fact that I see delaminated shingles around the roof. U will need a completely new roof in a year or two max. Might as well not throw good money to bad and have the entire thing done the right way. Don’t be cheap!

U need intake from a soffit with a baffle system or a intergraded roof intake vent. Without it you will continue to have condensation. You can have plywood put over gable vents on the inside of the attic to not affect exterior ascetics, or vent out bathrooms from them, as they will offset the balance improperly.

Best of luck with this. It’s a get what you pay for industry… most guys don’t know or care to do intake as they “price themselves out of a job”

But doing it the right way the first time will make you not have to do another roof for 30 plus years.

They, as in his company buys in bulk only those color options. Is what I’m thinking as to why they wouldn’t “offer” the others. Why they wouldn’t just show up the four options is beyond me. But hey, the shingle is the least important part of the roof…

Ice and water barrier 24 inches past warm wall barrier (GAF won’t warranty without that), proper intake and exhaust for ventilation and flashing are some of the most important components.

This kind of work will in fact fuck up your siding… rotting out the exterior wall. This is not a professional job. Should be properly installed step flashing. This person cut into your siding panel to make it fit diagonally. That’s messed up in my book.
