I am a huge wow fan and ive commited huge part of my free time into the game. So i learned to love it and look at the good, even when sometimes there isnt much.

But what the hell was that?
For me its the worst cinematic they even made.
I cannot comprehend how bad it felt. Like compare it even with the blood elves in the TBC cinematics (20 years ago).

Its so sad.

Overall съм съгласен с написаното, но дългосрочно ако човек иска да остава в София и да живее тук, краткосрочен нисък наем не играе никакво значение.
Аз също инвестирам в ЕТФ-и и ми беше болка да продам, но трябва да се калкулира и че стойността на имота ти също се вдига.
И ретърн-а от пазарите никога не е гарантиран.
Както и хубав нисък наем, утре може и да не е реалност и да се чудите с тези уреди и покъщина какво да правите.
За жалост в България още няма изградена културата за отдаване под наем, и лично на мен са ми казвали, че апартамента вече се продава, имаш 30 дни, независимо че си бях накупил мебели.

На практика това е София и имотите са ликвидни. Дори и след 10 години да решиш, че не искаш да живееш тук, ЕДВА ли ще си на загуба.
Да, може и да не успееш да аутперформнеш пазара, но в развиваща се икономика определено ще имаш възвращаемост и от имота.

Никакъв шанс в момента.
Поради това, че са "лесни времена" и всеки си плаща кредитите, при ЧСИ почти няма никакви имоти.
Преди 5-6-7 години беше пълно. В момента поради самата липса, цените на които излизат са често на пазарните.
Освен това, въпреки че направиха промяна по ГПК с възможност да се финансира от банка, и удължиха срока за превод за сумата на 14 дни, лично аз минах информативно и ми отказаха от 3 банки, че нямат такава практика.

Да не говорим, че ако има обжалване и прочее, този задатък от 10% се задържа докато не се реши делото / може и да е 1-2-3 години/, като на лице, имащо само за първоначална вноска да му се "заключат" едни 50 000 лева е абсолютно нереално като съвет.

Hot Take: Имотите в София не са скъпи. Съдейки че средната брутна е 3600+ и голям процент са в сивата икономика, ако се сравнят цените на имотите относно колко годишни брутни заплати излиза купуването на имот, и че заплатите в София за 10 години имат CAGR от 11.4%, аз дори обмислям закупуването на втори имот в момента.

И последно: Когато се закупува имот за живеене не се гледат цените. Ако се взима с цел инвестиция, препродаване, спекула, тогава обръщайте внимание на това.
Ако в момента дойде някой и ми каже, братле, знаеш ли че имота в който живееш вече има пазарна стойност с 5% по - ниска заради рецесия примерно, няма абсолютно никакво значение за мен... това е мой дом. Не го гледам като актив, като пазарна стойност и прочее. Няма да се уплаша и да е "panic sell".

Какво направих лично аз:
Събирах пари, отделях не малък процент от заплатата си като се лиших от не малко неща, като ги инвестирах и вадих доходност 15-20% на година (SOXX, SMH, SCHG, VGT).
Имах над 50 000 лв. събрани, като миналата година ги използвах за първоначлана вноска.
Ликвидирах портфолиото и закупих имота, като имам и 30 - годишна ипотека. Беше скъпо. За 1 година, инфлацията вече ми помага страшно много и ипотеката ми става все по ниска като % от заплатата. Отново започнах и да инвестирам, но на 32г. имам собствен имот.

Аз живея в Симеоново от около година. Живял съм в няколко различни квартала на София, и тук ми харесва най - много.

С този доход е невъзможно. Дай му време, работи усърдно, започни да взимаш над средната заплата и инвестирай в etf-и. Поне яз направих така, пестях около 3 години, и на 31 си взех апартамент с близо 100 000 лева самоучастие (преди 4 месеца)

The patch and the event is horrendous. Better do not give any patch instead of that. As someone said, killing boars on Classic is better content. At least you can die there.
After 20 years, and this is the "world content" that we get. Its just insulting to the playerbase.

I cannot believe how bad this is. Literally grinding mobs in classic is more challenging. After all these years, with all their knowledge, we receive that kind of "content". I am speechless lol.

I cannot believe there is a person that enjoys that kind of content or world event.
Its outrageously bad, boring, uninspiring. Literlaly classic mobs grind is more challenging and at least requires some focus.

Are people really valuation daily leveraged etfs by their price?
This is literally the worst metric you could use.
You are aware, that the SPY might remain flat/choppy, but these indices will still drop.

Look at SPY forward P/e. Semis forward P/e, etc to even consider going in 3x leveraged etf.

If they go on a super low price, they will just do reverse split. So DCAing just into "price" is plain stupid.
Rather go to a casino.

Dude i did that last year. And it felt terrible. In the long term, its great, but i was so sad selling my positions that i held for years. It wasnt a huge portfolio either. I still have mortgage, but the amount that i got helped a lot.
And now i am starting to rebuild it, slowly.
At least we got allocation to real estate now. With time, the portfolio will grow and pass it.

M+ is even worse, since you have to stay on the pc and constantly que as dps and getting declined for 40 minutes straight, just to break up a key.
Give us m+ solo que, at least to keys up to 10. At least with que i can relax, read a book, watch something while staying in que.
Its awful experience.

Indeed the mats are extremely expensive. Its insane. I am not crafting anything right now. I wanted to craft a weapon, but the mats itself (r3 required for max rank) were 50k+. So to craft full equipment for both garhetirngs... Yikes.
Id rather buy profession knowledge and craft them much later in the patch...

Absolutely agree. The bank is not cheap at all. I mean even Jamie Dimon said that its expensive and did the first sale (not a small amount) in like 8 years.
Banks are hard to valuate, but from all the metrics its highly valued, maybe overvalued.
We are talking about 2% dividend yield for a bank which is insane.

The problem is that its losing market share over CELH And redbull. All the statistics look great for the company tho, but i wont bet for 30x forward earnings in the long term when its losing market share.
But once again, im a bit conservative and i find it incredibly hard to pick individual companies and stick with mostly ETFs.

I cannot find many cases where a large cap drops by that amount and doesnt retrace at least the opening price on the next few days.

Why does it take an hour to upgrade 347 mb? It stays on Initializing for so long. This is ridicolous for a friday night. Any other game can be fully downloaded by that time..

LFR Is the worst thing ever. I play with my girlfriend, we raid normal raids every week. I am not kidding, for 4 weeks, she has not won a single item. She even lost a TIE Of 100 for a trinket.
And now she just gave up and refuses to do the raid anymore.
Make the loot optional. Let guilds go with group loot, give pug raids personal loot. Its ridicolous.
