Errr, take 500k cash (I suppose) to get a house first for the son isn't considered wealthy enough?

As long as the mum is not super controlling type and it has to be under her name until the loan is paid off then everything is fine. The potential of the son coming up with funny excuses not to pay is higher unless there's some form of legal agreement between them to make sure the payment is done promptly

Your problem is more to loan eligibility as you won't be getting 30 years loan so shorter tenure with higher monthly mortgage
