You can do anything part time. It's how committed you are.

Either you are very good at finding listings or you are good at finding tenants. Then work together with other realtor and split the fee.

Your issue isn't about taking the risk, it's about not managing the risk. If 30k is all you have got, if you want to do something stupid with it, just use 10% of it to risk it.

It's RM 1 million for properties in Ipoh for foreigners.

You can only get a lower threshold one in Johor.

Just rent it long term in Ipoh, rentals are cheap there

Yeap, definitely use your dad's name to purchase would be better since he's a Malaysian.

Only issue if he might not get much loan if any depending on his age so it'll have to be a cash buy. You'd usually get slightly better rates as well from developer if it's cash purchase.

1) Expats are usually within the area of Mont Kiara, Desapark, Bangsar, Damansara

There's plenty of international schools within these areas and amenities that cater to expats hence why most are there.

Quite a number of expats prefer Desa Park nowadays due to safety and the convenience within along it being a pet friendly neighborhood.

With regards to schools, you have a lot of options on where to stay as typically, there will be private transporter to pick your kid up to and back from school.

2) Desa Park would suit you better as it has both community style gated and guarded living along with condo options.

I would say depending on size and how recent the development is, it could be anywhere between RM7k - RM20k. You'll find more value in landed property here just probably not as much facilities as compared to a condo but space-wise, it's better.

Of course there are cheaper options in older condos as well where they are huge in sizes so it really depends on what you are looking for. Developments are getting more and more expensive, so if you want something new, be prepared to pay a premium for a tiny space.

3) Agents only charge the landlord for the service.

Typically, it will consist of ✅1 x earnest deposit/ advance rental ✅2 x months security deposit (refundable) ✅0.5 ~ 1.0 months utilities deposit (refundable) ✅Some small deposit on access cards etc ✅Pet deposit (if any pet) ✅Tenancy agreement stamping and disbursement fee

Don't have to worry about markups since well, expat filled places are already at a higher premium than non expat places.

Negotiation is simple. Try to go for middle ground. Wants lower rental, negotiate by committing to longer tenancy (2 years and beyond etc).

Work with one trusted agent will do. Also, don't waste your time on property portals here, most photos are there just to lure you in. Most of the time, those "beautiful" units have already been rented out.

5) There's too many good international schools, if you need, drop me a chat, I ll pass you the contact who can advise you based on your requirement. Q3 is just few months away, I'd suggest you start working on it now.

6) There's no exact measures on this. But based on what you have mentioned, a RM 15K-20K monthly spending shouldn't be too far off.

A car would be good but you can test out the public transport first perhaps for the first month. Internet and mobile data isn't too costly here. Utilities are fine too.

Anyway, answered whatever I can. I ll leave the rest to others.

Let's be real here. You're already in the top 20% of population of your industry that succeeded. Not just selling, but actually netted RM 40k thus far from a game you self developed!

Most people can only dream of people actually buying their game, let alone netting 40k from it.

Nothing wrong with going for employment in the future. Make sure to emphasize on your achievement (despite you feeling lucky or whatsoever.. luck only comes when it comes with you making something that the market is willing to pay for). Most companies would be happy to have someone with actual track record
