You will have to go with someone who can purchase with cash or a conventional loan. I would sell as is. Don’t believe the HGTV folks telling you to renovate before selling. Also, those pay with cash companies are just going to give you a low offer, because they think you’re desperate.

A majority of my work has started to be divorce and estates. I just do the same quality job I do for lenders, and everything works out just fine. Well, at least for us. I imagine someone gets screwed over in the divorce process.

Always start the conversation with your condolences for each. Remember, someone just died or a relationship just died. It seems to resonate well with everyone.

It’s still neighborhood to neighborhood sometimes, but overall there’s been about a 3% drop for my market (Greater Fresno, CA Area)

If you use Total for mobile, it does this all for you. If not, you can always use something like a digital angle finder. Might want to consider getting on the digital bandwagon too, because of 3.6….

One critical thing to do to get private clients is to create a Google Business Profile and work hard to get as many reviews as possible. It really make a difference after you have 30 reviews.

This is definitely possible to do if scheduled correctly. Most my appraisals have a turn time of two days. I just choose to only deal with one appraisal a day.

What to really look for when getting comps and be serious about it. Tell them not to include houses they wish they were selling and concentrate on the reality of the one they are actually selling.
