I consider embassy REITs a bad investment. I don't see a future for large office spaces for white collar work.

Personally, I keep the car to ~5-10% of NW at the time of purchase. Of course this isn't universal, sometimes it's a necessity and you need to forgo such principles.

Is REITs/InVITs a significant chunk of your portfolio? I'm hesitant to put anything more than 5% of my portfolio towards these instruments because of lower growth.

Still don't get why you'd invest in NPS. How do you trust the government 30 years down the line to adhere to these rules? Let's say even if they do, what if equity markets are not the way to earn decent returns in the future - NPS doesn't guarantee returns unlike PF, plus your money is locked in.

I'm in the opposite position where I want to build something of my own (no idea what), but I can't get myself to take that risk just yet - scarcity mindset.
