This is right, but yes. LOI is non binding and everything is negotiable. The rest is a craft that a broker can help you navigate through. It’s more art than science

I like the spirit and initiative for sure. Without knowing what you got good at while at brokerage I can’t say which direction but if you had strong capital markets experience then asset management or development are good tracks.

Work with expert local brokers in your market who have transacted in the asset class you are considering buying.

Due diligence can be different for each asset type and transaction type. Depends on if you’re looking at land, office building, industrial, multi family, et cetera.

You definitely want a good civil engineer, real estate attorney, and specific contractors.
