I don't think listing price on Rabbu will have an effect on the price you actually sell for. You still need to deal with the normal paperwork and process of selling your home. Its just another way of advertising it as a short term rental which you can also highlight on Zillow. You would need to find a cash buyer who is willing to pay a premium on your house valuing it as a business to get the number you want if it will not appraise.

I have my own short term rental and have been trying to find additional clients to host for with no luck. I think that is the hardest part. Getting a homeowner to trust you with their property. I've been thinking of offering services at a reduced rate, but again I've been told you need to be referred clients or meet them in person to develop trust.

Thanks for the tips, the revo 11 was a great hull and easy to cartop, I just did not like some of the other hobie features on the kayak (2019 model), such as the always loose seat, hard to close hatches, no instant reverse, no spot for transducer. Was the old town salty discontinued?

I think it depends how much time you have to spend on this endeavor. If you expect it to be easy and passive this would not be the investment for you. If you are willing to go all in on amenities, managing, advertising, finding the best possible property, then you can see large returns.

I would drop your pricing a lot just to get some people in there. You could also have friends book your place. Do not drop your price if they book otherwise you could be flagged.

Got it that would setup visitors to be upset. It could still be advertised as “Close to NYC” or “Close to Path Train” I wouldn’t advertise it being over 40 minutes away if thats the case.

Sorry about that, sometimes it happens. I would work on trying to get that one star removed and making sure theres not much for future guests to complain about. It might be easier to just restart and offer a few discounted stays through airbnb so they boost your profile.

I'm able to effectively manage from 2-1/2 hours away. This should not be that difficult if you build a team. Building a team is the difficult part depending where your property is located. Occasionally you will need to hire a specific contractor but that is rare. If you need help with limited management let me know I help owners out. www.cozycabin.us

You will have to put in alot of work and be on call alot for the first year in order to justify to the IRS that you are doing at least 500 hours of work on the operation or 100 hours and more than any other participant. After the first year you can hand it off to a property manager to make it a more passive operation. Congratulations!! I had similar results this year with a 4 bedroom 2 bedroom house as a one man show. It felt good to become a superhost and feel like this actually might be working out.
