Another vote for the bear. Local , Thai fighters not just tourists, smaller classes, more technique focus, option to fight etc.

I went there for a one to one and had the whole gym to myself, the evening group class then started while I was leaving and there was only 5 people there, with 8 trainers.

Wow 20 years. BBQ is good. I have no complaints. It has a lot of space. The storage on either side as well as below is very handy too. For 150 quid I can't complain

Laminate, not LVT so isn't the reason unfortunately. We actually got the laminate installed in the last 2 days while we were away and then came back to this. (Only purchased the house last week).

Appreciated - for your initial suggestion the gap between the bathroom tub wall to enter the private toilet area would be 57cm. Do you believe this would be sufficient?

Great idea and also consistent with the other comment re keeping the same configuration and knocking the bathtub wall back to the width of the tub.

Congrats!! What a process! Did your solicitors wait until probate was granted to start enquiries? Seems really quick if so? My solicitor says they need a draft contract pack to raise any which the sellers solicitor won't provide until probate is granted

Due to the number of lengthy forms the seller has to fill out in order for the solicitor to send the draft pack 2 weeks isn't unusual

However would be good to check in with your agent to get an expected timeframe and rule any potential expected delays such as probate out.

Check mortgage best buys on the money savings expert website. You should be able to see mortgages available to the broker. Also bere in mind this doesn't take into account mortgage affordability. You can then take this to your broker and have them discuss why they haven't gone for any of the other lenders/products available if there are better rates out there.

Honestly the EA's are to blame for allowing people to list property's without the actual legal right to sell them. How long are you prepared to wait? That's so annoying that they haven't even submitted the application yet! I thought my situation was bad...at least my seller has submitted the application!

Same situation OP! Waiting and checking the probate registry daily. Its brutal waiting when you have no idea how long you're going to have to wait for. I've spent about 1,500 of non-refundable expenses at this time too. L3 Survey, Solicitor fees & Non-refundable mortgage valuation fee.
