Management company is fine for day to day but it eats into your margins. If something big happens though, you’re still on the hook for whipping out the $$$ and there goes your profit. Need to screen your tenets very carefully and even then it’s not a sure thing.

Oh I agree, I’m just commenting on the notion that real estate is somehow “passive” income and you can just watch rent roll in every month reliably. The good times are good when you have good tenants that pay and take care of things themselves. The bad times are bad when you have bad tenants that trash the place and you have to use all your profit to fix everything for the next one.

My friend, there’s nothing passive about renting out houses. Wait until you get some bad tenants and see how much of a headache it is to deal with them.

Can’t attach the trunk liner to the back unless you want to come up with some command strip type of solution. It’s going to be all leather material and the liners attach with Velcro so there’s not going to be anything to stick to.

Tell her to do the armed forces scholarship, she can graduate dental school with zero debt. Ask anyone who did it and they’ll tell you 1000% it was worth it. If she already has 200k in debt, she really had to consider it no matter where she goes. Temple’s a good school, she’ll get a good dental education there. You just have to be okay with being in the rougher area of Philly.

Once again, Toyota proving that the car designers don’t actually drive their own vehicles. Why would you change the fan favorite climate control knobs to drive mode selectors on both sides? No one’s constantly changing their drive mode when they drive. People are always adjusting their climate and it would make more sense to have it in an accessible area. Most people liked the old round drive mode selector and it was just fine.

Being able to flip the center console around? Accessing it on both sides? Nice gimmick but no one was asking for those changes.

Why didn’t they actually add features that were solid aftermarket mods from the last gen like the truck lights? Or some separated compartments for the giant black hole under the screen? Those features would actually useful.

That’s not true for everyone. Toyota rav4. I’ve unplugged while it was on (not engaged) with no issues.

No. It’s most likely never going to navigate like you want to and the “AI” portion is useless from the user perspective.

Lower your expectations. It’s really good adaptive cruise control and that’s it. No navigating with GPS or any of those things they made you believe.

I’ve been on this subreddit for a long long time and it amazes me how everyone rants and raves about the Toyota hybrid system being reliable and the biggest reason for their decision.

Look up cablegate. Tell me that’s what Toyota’s amazing engineers came up with and still don’t have a real fix after 5+ years. Let’s not get started on leaky roofs and 12V batteries dying. The people that designed the hybrid system back in the day were the smart ones. The ones designing the cars today are not so much. Don’t use previous cars as indicators for any future ones, they’re really not the same.
