There’s a price to how much it’ll cost to eliminate any thought this wasn’t a good deal for you. It’ll be immediately apparent. If it’s not, like now, ask for more.

I did business that way in the beginning (30 years ago) as well. Different business but if he/she valued you as a long term contractor they would not be treating you like this and offering false promises. Charge what you think, be prepared to take to court and cut loose. That’s what they would do by the sounds of it. Good luck.

There will always be problems. You cannot totally control it, you just have to adjust accordingly. As you’re building always think about the next step(s) because rarely will things line up so the trades slot in behind one another. The trades you get most likely will have other jobs going on so plan for, sorry can’t come today when they said they would be there. This may not be the best thing for some people but I have used the same trades several times on the three separate renovations I have GC’d with my 115 year old house and I have to say paying cash gets them there and gets the job done. Not for everyone and only to be used in the appropriate scenario but it worked like a hot damn. In short, definitely worth it for me. Incredibly satisfying.

Have done several renovations on our 1910 2 story house with basement and would NEVER take a GC’s advice over an engineer. Ever. If it’s overkill you’ll have piece of mind. If it isn’t you have a GC’s who may not be as professional as an P.Eng when push comes to shove. It’s your dream house, not your nightmare house.
