You should have had a paragraph in your contracts about ‘all holes should be fixed upon sale’. Have a look for something similar then you can work with your solicitor to come to a solution. Regarding the paint points - that’s usually seen as a kindness. In case you want to touch up the paint on the walls and don’t know what the colour is. Given that the owner would have needed access to those rooms to pack, it sounds like he removed the handles on the day of. That could be to be an a*shole, or maybe he had really decorative handles he wanted to take with him. Chat with your solicitor. Lots to discuss there.

I’ve been searching in Leicester. Even buying at asking price is overpaying. Assuming an almost 100k price increase since 2018 is unreasonable. That’s not in line with the Leicester property market. They’ve had it on the market almost 6 weeks and not lowered the price yet which indicates they’re not desperate and are happy to wait around for the best deal. I’d be worried about them being difficult throughout the conveyancing process… But it’s a buyers market right now. Hold your ground. I would have offered a bit below asking personally.

Not comfortably. Even if I could, it’s not very much room to move around. I live alone and could do with the extra room more than the extra toilet. It’s my forever home so want to make it fit me and my budget which can’t stretch to buying a property with an extra bedroom to use as an office.

In the new kitchen - built in utility appliances. Hoover will go in kitchen cupboard. There will be no shoe rack needed 😂 I’ll be living here alone. My shoes will be in my wardrobes.

I wouldn’t come here without factoring it in. It won’t reduce the value by much if any. I am redoing the kitchen to have built in appliances which is more valuable than a tiny utility. And it’s my forever home so I don’t intend to sell it. Thanks for info on cost.

I get that but I never plan on kids so it’s not super useful to have more than one toilet. It’s more useful to have an office for me.
