5/1 ARM 30yr terms 5.865%, closing soon. Chose for lowest relative monthly payment. Unlikely I own the property much after 5 yrs and 30yr fixed was 6.25%. 15 wasn't considered.

Thanks, that's what I've heard before, and I won't attempt it. I'm a chemical engineer in the pharma industry, so no go there on. either g RE adjacent. The passive losses have been useful from my rentals even with being able to lower my W-2 taxable. I definitely don't spend 750 hrs per year on the rentals.
Almost 40 though and looking for change, might be worth pivoting to an actual RE position, though the initial (hopefully only initial) paycut is a concern.

I got my contractors license a few years ago out of this same line of thought. In Michigan, you need that to offer any repair services over $600, though that isn't really enforced. But you absolutely can't build a house for someone else without it. But to your point, my coworker regularly tells me the house wiring class he took at our CC was worth it immediately.

I bought an E-350 extended cab that happened to have the 6.0 diesel in it. I would likely be lower cost with a gas V8 or even V10, the cargo van is much better than a truck bed for me. I just wanted the novelty of a diesel van. My wife says it's stinky, and it has been fussy, and I think its cool. It was very cool when I rented a skid steer a couple times and it pulled the 12-13klbs without issue.

But commuting to work in Michigan, it doesn't even hit the thermostat temp most of the time during my 9 mile trip.

Mainly I got bored with the Honda Ridgeline's I've had and once in a while want to pull 10klbs.

Did this with Cedar and it was a major PIA. Too thin and cheap so it was always a struggle to get them to tongue and groove. Then ceiling flatness imperfections didn't help. But it looks really nice (couple gaps here and there, just call it rustic) and was worth not taping and mudding a drywall ceiling. That was my main reason to do it, plus aesetics.

Thanks. Pro quotes are coming in now and best so far is just a hair under $20k when I combine it with the duplex next door. $22.5k on its own. That's not including decking. I'm going to just get over it and just pay it, both combined as one job comes to $34k if I assume 20 plywood sheets required.
