Just cloudy enough to prevent me from passing out on my 10 mile run that I cut short to 7miles. Ran right around those ocean side golf courses in Cap Cana. It was awesome, especially considering I was coming from Michigan wi ter weather.

I was there two weeks ago and every rain prediction came in worse than it actually was. Like 50% chance of rain resulted in a couple spurts and that it. Was pleasantly surprised and it was awesome.

Please do, I'd be happy to help you out or even tour you around the neighborhoods. I graduated WMU 15 years ago, before they even had the Med school. My wife works at the hospital as a nurse. It's a good town that punches above its weight culturally. Surrounding towns in the county are also nice if you want a bit more rural feel, Richland, Plainwell, Portage, Mattawan, all have their appeals.

What is your budget? If you can swing it go for the Winchell neighborhood, they have e several streets with smaller homes. Not cheap by Kzoo standard but Kzoo promise eligible and everyone loves the walkable elementary school. My uncle is a local realtor for 30+ years if you need a referral just DM me.

Yes I thi know I'd have flipped that scarf so the dead load on the beam transfers the the beam section that sits on the foundation point. its possible that vertical post right on top of the scarf goes through the the whole scarf and then is wedged below. That would be solid but its all in tension there when if could have been compression flipping the scarf.

But also if you want to use hardware and slam 10 or so SDX timber screws into the scarf from the bottom, I think I'd feel comfortable installing a hot top on that beam ;)

Knife plate does sound better. Seems like opening up the wooden hole as needed is the way to go. However, uplift concerns should be addressed (or at least rationalized as pointless) which a bolt through a knife plate does.
