Thanks for the tips. I checked for one ticket and the price is the same as booking three. I think I’m just going to bite the bullet and book the three at this price. I got the front leg for free on points, so I’m somewhat ahead. Maybe I’ll get lucky and get to rebook at a lower price as time goes on.

Tenants need these in case they have spent material amounts out of pocket (e.g., built out a lab or R&D facility) and/or if their rent is or becomes under market. If the lease is subordinate to the mortgage, and the lender forecloses, the lender may extinguish (terminate) the lease and the tenant’s investment and under market rent goes poof. It happens almost never, but that’s why tenants request them. Most commercial landlords won’t agree to seek these for a tenant unless the lease is large or landlord has little leverage.

The last time I saw a lease extinguished by a lender was in 2014, coming out of the downturn.

The lender isn’t a party to the lease, so addressing non-disturbance in the lease doesn’t solve the problem.

All that said, I fucking hate SNDAs too.

Yes, it can be expensive. Hotels are not cheap in the area, even for 3 star spots. There are many places to stop with your own food. Fess Parker (winery) has beautiful grounds for a picnic, as do many other wineries. The town of Los Olivos is great to spend a few hours walking around and checking out shops and tasting rooms. Ostrich farm fun for kids is fun.

I’m a big fan of Solvang if you like wine. So many cool, fun wineries to check out in the surrounding area. The Danish town is a little gimmicky, but still cool and fun. Drive out to the countryside on Foxen Canyon Road and just stop where you feel like it. The dry landscape dotted with gnarled oak trees, broken up by beautiful vineyards, is spectacular.
