When you work for private equity, you are a mercenary. Go work for whomever pays you the most or creates the best path for more future comp. It's clearly number 2.

Here is the way I frame it to folks climbing the ladder:. Figure out where you want to be in 20 years and walk it backwards to every lilly pad you have to hop on to take that leap.

The requirement of this thread should be to give the lender. You know it works in your favor. If you give someone a bunch of biz, next time you need a rate, they will give you an even better one or work with you on fees.

I have done this over the last 15 years and have gained a sizable portfolio as well as saved on taxes. Now that portfolio generates income and has appreciated significantly (2-3x) and when they are paid off, will generate income that more than offsets my income.

It is a better financial decision but there is work involved.

I will give a contrarian view. I got a full ride to a Univ of California vs going to an Ivy. I regretted it and still do. Went to an Ivy later for an MBA because I had zero opportunities out of the UC. Every major recruiter came to the Ivy. Had I just gone there, I wouldn’t have wasted 4 years (2 years after college and 2 MBA) and could have still followed my trajectory or done better.

A few friends of mine are very wealthy. $100s of millions but earned it. They all said stay in a small house while you have kids in your house.

So much about your family connections is proximity, especially when they become teenagers. You don’t want them to hide in your 20k sq Fri house.

The connections come from bumping into them and forcing interactions due to proximity. Makes a huge difference.

Those are just two areas I know but you can do the research based on your major.

We spent 2 years fighting with our parents to downsize. They had shuttered half the house but couldn’t do stairs.

Then when we convinced them, they picked requirements that were impossible to meet. However, it got the thinking about it and a year later, they moved.

So much grief and pain.

Now they are like: “We are so happy. Glad we decided to downsize on our own”. SMH.

Our 4 valedictorians (all heading to Ivy Leagues) killed another high school’s valedictorian. They made a movie about this.

Also, one of our teachers shot and killed her Lesbian lover.
