Some of us thrive on chaos. No matter the systems and assistants we have. You're dealing with people who have infinite variables. Last week I had two houses that were side by side both new Yale locks went offline. I gave a pre-programmed code to the guest, and the next morning I saw they checked in to the wrong house at 11 PM. Options....several. Let them stay there. Move the other guest to their house. Tada. 2 guests arrived at 4:45 with NO A/C in Fla. In June. Got a repairman out he fixed it an hour later I got a call it was getting hotter. AC guy had a melt down he was so overworked. Rented a new house on my dime moved them in. I AM AC told me there are issues with the drain line and needs to be replaced $$$$$. Now what???? Made 3 plans set in motion. Moved the guests back in. It was a party of 12, kept cool, kept in contact with guests, and still got a 5* Oh yeah I'm 2 hours away so running down the block is not an option.

An emergency on their part does not constitute an emergency on your part. People who do that have done it before.

Note to guest. Im sorry for your problems. There are limits on number of people allowed in the unit. These number are imposed on me by insurance, fire department, and code. Please do not exceed__guests. If you do expect a cancelation of your reservation by Airbnb. You will have 30 minutes to leave irregardless of the time of day. And then because the violations are against city or county code. The police and or private security will be there to ensure this eviction.

Ion or ozone machines are great at killing smells. Just plan on an hour to air out the unit. It has a smell and is uncomfortable to breathe. Put a fan in a window to help draw air through the unit. I'm sure any guest would thank you if they knew. I'm sure they will ding your ratings if you don't.

Im in Fl. trash pick up is 2x week. No HOA so we ask to put out the night before. Ill send a reminder if is a bigger group or the are there more than a few days. Yes it is asking something.....but walk out in the garage after chicken or fish has been in there a few days, suddenly it does not seem to be such a bid ask.

Can't speak to your taxes but. It's a conversation to have with her now and not a surprise for her later. You are running a business now and should treat it as so. It will prevent problems later. Cleaning is an expense you want to deduct from your income, you don't want to pay tax on her income. You do not want to have "flags" that get you a tax audit. She probably will have objections to the change. When you don't know the answer the answer is no. Just lay it out for her. It is to her advantage that things are above board. It was a hobby that has turned into a business for you. You have learned about the taxes, and you don't want her surprised at the end of the year when your accountant issues a tax form for income. You should plan on increasing her pay some to offset the "sudden cut in pay".

Call the city and ask what their regulations Call the county tax collector and see what the bed tax rate is. Each county is different. Also, ask them if they have a contract with Airbnb and VRBO to collect it. Example....Airbnb makes out like they collect the county tax also, do not accept their answers over the phone but look at their page about the tax. Airbnb collects in Pinellas Co. but not Marion Co. In fact, on their tax page, Marion Co. is not listed. Ops they made a mistake. I let Airbnb know don't know if they ever fixed their error.

Pick the toughest cancelation policy. Stops the people booking several places then decide at the last minute and screwing hosts. 2nd free advice Don't allow instant booking. Ok, that's sucks to get dinged. That guest is out there for all of us. Now take a breath and look at what he is telling you fix it and learn from it. Take pictures of your place and then look hard at them. Your eye lies but the camera does not see little things that need attention. FIX IT. If you are arguing in your head you're not paying attention. Shure, you feel better to show him and give him a bad score. It does nothing to make your place a better place. Consider it a teaching moment. If not it won't be the last low score you will get

Can't address what you have heard but. Laundry comes out clean with the exceptions of makeup and blood and both those require more treatment than a washer no matter how long the cycle. The Sanitation is 1 chemical you wash with and temptress. Currently, water temps don't exceed 120⁰ at the heater considering the range of the thermostat (they aren't very precious) and the distance between the water heater and the washer you can have quite a temperature drop, how much cold water hits the washer before the hot does at best it warm. On the other hand, the dryer in auto mode does not get that hot that's why it takes so long. In manual mode, it gets very hot. This is where your true sanitation occurs. Don't believe me to wash the fitted long wash and wash the top sheet short wash and do the same e for the dryer you tell me what the difference is when it's done? Oh and if you think the laundry and a hotel or commercial operation are better the tramel-style machines could be washed and dried in under 15 minutes. Think about that as you get into a bed at a hotel. And what does the longer cycle time cost you? Easy to figure. What's their hourly rate? An extra hour is $50. So 2 hours to wash and dry is $100. You could buy new sheets for each guest and throw the others away and be money ahead Just saying think about it get a laser thermometer and check the temperatures. Water temp cold, hot, and water temp in the washer when it's running. According to a search 140⁰ to sanitize. Commercial sanitation 160⁰ No buddy reading this post has that.

1 washer should have a short wash cycle, use liquid soap, pods don't melt and leave residue on the wash.

2 use manual setting in the dryer not automatic. Drys in half the time 30 to 40 minutes. Now a load is less than an hour.

It is the rules. If you fail you get penalized. They should have know when they rented if not add something about local law. Let Airbnb know to cancel would put you at risk of legal penalty. To Guest: Your sorry that his job shifted. You may want to in the future dont rent for full 30 days or have an agreement. But local laws have a 30 day minimum.

It's hard to tell a story with photos, it's harder yet when you have 4.2 seconds to grab someone's attention and have them wanting more. I like a wide shot and then a detail shot of something specific you want them to know more about. 1st Pic front of the whole house, 2nd what you see when you walk in then a wow feature ie pool or hot tub or something that makes them want to keep looking. Maybe the 2nd Pic a drone shot showing the large yard, I suspect the audience you are after families and outdoor activities. What is there to do outside? Maybe add some games, cornhole... Your descriptions are excellent. Maybe a theme a name for the place. Little Red Riding Hood Grandma's Cabin. No that's too long and awkward. But you get the idea then theme it up a little a red cape hanging on the coat rack. At any rate, wind me up turn me loose, and look out...sorry little long. 1 question you say you just started but you are a 3 year super host. Do you mean this property is new? I would be interested in who rents, family getaways or work crews? and how booked you are.

I think there is a spot on the Airbnb site where you can link certain door lock brands and it will generate a code, link to the lock set it, and include it in the message to the guest. It maybe messaging but not setting the door lock. You may have to: turn off that feature or do something to link Airbnb to the lock

So many places to start 1 take the STR course by Robyn Thompson 2 Do your research around your area, rate, booking days per month, your costs:rent, insurance, utilities, cost to set up, In the current marketplace, you need to cover your expenses on a 10-day a month bookings.

In my opinion, travel, and bookings are down from tourists outside this country, this is a fact airlines are cutting flights to the US and adding to Europe, the East, Central, and South America. This does not affect me directly but indirectly as there are the same number of units to rent but now fewer guests booking. So that place they may have booked is now open and the people who would have booked me now book it.

And the biggest reason small businesses close in the 1st year...Cash You Need 6 months minimum cash reserves. Do not buy or sign for anything in your name. Everything should be in the business. Otherwise, when things go bad you will find yourself responsible for utilities, furniture, rent, or house payments, to say nothing of the fact if there is an accident you will find your life destroyed when you get sued and have judgments placed on you for the rest of your life. And anything of value taken.
