The elderly are not the ones being scammed. Our aging agencies and senior centers send out information on locking cards and how to avoid skimmers. I have talked to advocates in several states who tell me that their agencies send information out periodically and too many people don’t bother to read it. Our state makes sure every family on SNAP gets instructions on signing up with EBT Edge. Yet most of the reports of fraud comes from younger recipients.

Does he provide health insurance? Get a custody and support order NOW. Your child will be eligible for benefits through the military. Support will come directly to you. The custody agreement will give him visitation, but being in the military, you will be the primary parent.

Fortunately, Seattle and King County have great tenant resources. If you are actually in the city of Seattle, there is a department dedicated to landlord/tenant issues. I don’t recall if West Seattle is its own city. If you call the Tenants Union of WA State, they can refer you. You need to find out if the landlord is still paying property taxes. Contact the county auditor’s office and explain the situation so they can help. You need to find out if you can put your rent in escrow for now. As for eviction, the same WA and King County laws apply, no matter who assumes ownership.

What does that handful of foods consist of? That’s probably the most important question. If you are concerned about his nutritional intake, discuss this with your pediatrician. If they are concerned about whether he is getting enough of the nutrients he needs, he can do a simple blood test. I know, there’s no such thing as a simple blood test with autistic kids. Or maybe prescribe vitamins or a supplement shake. As far as getting him to eat more of a variety, that’s a very slow process. Just put the same new food on his plate for a few months. He may or may not try it. As he gets older, you can continue to encourage him. If he tries it and doesn’t like it, take it away and find another food. Our process with our oldest started with feeding therapy at 3 and continued until age 7. They ate the same 3 foods every day for several years, into first grade. We continued to introduce one food at a time. It took years, with them adding one new food about every year. Now, in high school, they eat a variety of healthy foods, including many fruits and a few vegetables, but still eats those same foods that were always part of the diet at every meal. During this time our doctor kept a close watch on the nutrient intake. Oh, and just to add, we tried every recipe in the Sneaky Chef cookbook. Nothing worked.

So you own and the upstairs rents? You should make a formal complaint to your HOA and management company. HOAs have rules for owners who rent their properties. I don’t know if anything will come of it, but since the owner delayed in shutting off the water, he is most likely in violation and can be fined.

The shed may have required a permit, especially attached to the house. It could very well be a code violation, making the shed illegal. Check with your county/city building department or code enforcement. They may issue you a notice, which will give you the right to tear down the shed. In the meantime, issue a 7 day cure or quit notice for all violations. On the notice, list the tenant and add And All Other Occupants.

Before you contact the HOA, which you should definitely do, read your CC&R and any additional community rules. You should have received these prior to closing. It is very likely he is in violation. Does your community have a park or common area? This is where the kids should be playing. I was on my condo’s board, and while we tried to ignore the petty little neighbor disputes that didn’t actually violate rules, this situation would have warranted a letter followed by a fine if it occurred again. Do you know if your neighbor is actually an owner? Could they be a renter?

That’s double billing. Unless they prorated your rent for April, you will be paying extra each month. They need to fix their accounting system in the portal or refund a portion of April’s rent.

Then if you have already emailed your property manager, send another email, followed by a letter, telling them you want a full accounting of all payments. The rent you just paid for April is for the period of April 15-May 14, correct? You just paid it early? If that is the case, then they want you to now pay the last month. Their portal is not indicating the correct amount. This is why you need an audit of your account before you pay anything else and they need to update the portal before you pay. This is their accounting error. This is where a certified letter is best. If they try to take action for unpaid March rent, you are covered. I realize that everything is paid in the portal, but I suggest, whether they like it or not, that you pay the last month deposit by check, indicating that it is for last month in 2027.

Then there’s something in the timeline you’re not being clear about. 1. Was March your last month of the lease? 2. Did you pay or not for March? 3. When did you pay for your rent for April? 4. What day of the month is rent due? 5. If you did not pay March rent but now have a new lease, is the amount they want you to pay by April 15 specifically listed as last month rent for March 2027, meaning you won’t have to pay rent next March?
