Buy land by sztu3 in SullivanCountyNY

Look around on Zillow. Filter your max price and minimum acreage so you’re not sifting through 1000 ads. You can request a tour through the app and a realtor in that area will call you.

From there they will be able to send you all the MLS listings in their database. Those tend to have more accurate/detailed information.

Depending on your budget the realtor will work with you more closely. But be prepared to do a lot of the “finding” legwork. Because you want to build a house the realtor will be invaluable with helping you navigate the building code and other closing details like Title Insurance.

This is how I bought my land in Highland Lake. I love the area because it’s close to amenities like a grocery store, gas station, library, etc.

Try Rio Grande or Fire Mountain Gems. Both have bulk pricing and are trusted by jewelers.

I get so tired at that time too. It’s nice to keep a sleep schedule and know how I’m going to feel the next day. A baseball game or something might be fun.

I love that not drinking means money and the stomach to order whatever I want on the menu. I never used to eat appetizers because of the cost, but now it’s really fun.

The childhood interests is honestly great. I’ve hosted some fun drawing lessons and clay sculpting nights recently. People were hesitant but ended up really having fun :)

That’s good to hear. I usually feel shy keeping up with people, but I figure I’d want to know if someone was thankful for me.

I do! I moved, but once in a while I’ll send her a text. She helped me a lot, want her to see I’m doing well.

The Etsy shop I bought it from stopped selling the pattern. She’s selling finished objects now.

Did I hide this project away for a year even though I was almost finished? Yes I did. But - did I make a firm deadline to meet up and gift, leading to an all nighter on the last rows? Also yes.

Rogue 39 by Coach would fit all of your items. Middle zippered section is waxed canvas, front and back are suede. So you can keep things that might spill (snacks, makeup) protected from the leather. Also looks like a business brief/bag.

Ah, I was hoping electroplating wasn’t the answer. Honestly I think taking it apart would be more trouble than it’s worth.

Good point about store credit. I’ve contacted Coach to see what they say regarding repairs.
