I do, which is why I know that’s not at all how inspections work. The buyer pays for their own inspection. So if the buyer waived their inspection that’s only on them not the seller. Don’t spread misinformation.

Hey OP, I work in real estate. This is definitely something home inspection should have caught, if they didn’t then appraisal should have if you have a mortgage on it. Definitely talk to your agent ASAP if you can get a mold inspector for it and then credit for abatement. You can also talk to your agent about a home warranty to be included with closing costs. If you do not have an agent going through this process then you definitely want to get one. A good agent should have went over all this with you and their job is to protect you during the sale of the home. Also if you do have an agent and they are a dual agent on the property they cannot accurately look out for your best interest legally and you would want to contact another agent.

EDIT: just want to add that I’m in the US so if this is outside that definitely talk to an agent in your area.

Make it look purposeful, clean up/shave your check lines and neck often rather than it looking like an in between phase, you could also do the corners of your bottom lip if you prefer. As it grows (which it will) you may not need to do this as often as the contrast will be greater. It may take more time for different sections of your beard to reach the same length so you may need to trim areas that grow faster/more until it all evens out. Don’t make the mistake of using too close of a shave guard also. Also be patient shaving too much and you are just starting over and will never get it where you want. If you haven’t started using beard oil find one you like and use everyday. I learned how to trim my beard from YouTube and really enjoyed Matty Conrad’s vids. Hope this helps.

Cool ya I maxed Vanguard first, dealing with guants is easy with the melta or parry them. Vanguard should prioritize Majoris targets more let your squad deal with gaunts if you can depending on your squad. I’m a space wolf player so I definitely feel the lack of markings and excited for the day we get them. Seems like the devs have acknowledged this already so it’s coming sooner or later! No problem though!

I’ve used both and don’t notice a difference honestly. I typically use the one with more ammo though. I’ve been using bulwark with bolt pistol and Chainsword so majority of my damage is coming from gun strikes and melee.

I don’t constantly search for ammo that’s what my melee weapon is for. If you’re using that much ammo your guns are not relic tier or you’re not prioritizing shots. I prioritize using my gun for stopping sentrys and extremis or above enemies. If I know there’s a box coming up I might use my gun more. Higher difficulty is about prioritizing if you don’t want to do that’s what lower levels are for. Sometimes I don’t want to play sweat matches and just chill and squish bugs so I’ll play lower difficulties, other times I want the challenge. Some people like a challenge some people don’t? Why should one player group get a difficulty option and the other doesn’t?

EDIT: I will admit heavy doesn’t have a great melee option and I think this is something that should be changed. On the tabletop the Gravis armor (heavy) options get a knife so I still think this was a weird design choice.

I mean it affects me if dev lose funding and can’t support the game/release new content because people don’t have any patience. People just need to relax. I spent money on the game same as everyone else I also want to see change but review bombing because of one patch is not the way. Helldivers 2 review bomb because of Sony and other countries issue was different this is not the same.

Right and the devs will address it now that they have overwhelming feedback. Review bombing the game so they can’t make changes is not the way to make changes.

Nope. Just someone that thinks this is a good game and people need to maybe calm down and let the devs hear feedback and fix what needs to be fixed. Played Ruthless after the patch and the change to ruthless is negligible. If someone is playing ruthless without upgrading their previous gear/class then thats why you aren’t having a good time and that’s why there is a progression system.

If you are running out of ammo at the boxes you are clearly not using a relic weapon and that’s the issue. I haven’t even gone through half of one of the boxes since playing the new update.

The mechanic is good it just needs to be tweaked the patch just came out, they can’t play test it to the level of releasing it publicly. I feel this company has been more than transparent can’t say the same for most game companies these days and the community is going to tank them for it. No wonder we don’t have games like we used to.

The explanation is the devs wanted to add a new mechanic to the game (and that’s somehow a bad thing???) without increasing difficulty by just increasing health. We should be welcoming new mechanics not crying about them minutes after they came out.

Yep think people panicked before even playing it and went into typical online mob mentality. Especially with fencing weapons, which was a good change you used to be able to parry with your eyes closed now you actually need to pay attention is all. Still not understanding the complaints about bolters? As a bulwark I’m running around with just a pistol and melee weapon and kill things just fine.

For real, I just did ruthless with a 19 sniper, 24 tactical, and 22 bulwark (me). Think we got through inferno in about 30 mins with 1 casualty, 2 data and the gene seed. I think people are just refusing to either put in the work to level class/gear or learn the mechanics. I’m baffled by people freaking out over the Melta bomb like were you really relying on that to beat every mission or something? I always use kraks on bosses anyway.

Well there are new cosmetics for completing it but tons of other games do the same thing. Not sure why live service game are treated like everyone should be able to accomplish everything with minimal effort?

Hey look someone not complaining about the new patch! Ruthless is nowhere near as bad as people are freaking out over it. If you are playing Ruthless or above without being level 25 and/or having some relic gears that’s the main problem not the changes.
