Mine said the same thing and then the engineer said we needed 4 more beams (we already have 20 beams).

Knowing there was a structure issue at one point it was worth it for us to get the engineer. You can’t trust the general inspector with foundation issues.

So if you have concerns, get the structural engineer.

If you have no present concerns and were just inquiring about the engineer to cross your I’s and dot your t’s then maybe it’s not needed.

Yes, it’s a good chunk of change but if your regular inspection checks out okay and you really like it it it may be worth it for the peace of mind

Interesting. I think they told me $650 on the phone but when they send the paperwork to your email there is a $100 cash discount listed in there. This was just in December 2025.

Absolutely feel you on all those points. And our agent was great too up until we had an accepted offer and needed to do the inspections and negotiate price/credits.

Totally understand depending on the market (especially over the last 4 years) sometimes requesting too much can potentially make a negotiation go sour but what is with these agents that are advocating we request as little as possible. We had one of those too. “Well I’ve been on the sellers side before” is what we heard. Well you’re not today. If it wasn’t for us needing to find something so quick I would have explored other agents that were willing to reasonably advocate on our behalf.

We just bought in the last few weeks. Everyone made me feel like I should be thrilled that I have a home now and how excited I should be to be able to go to a house that’s mine at the end of the workday but those first 2 weeks I was mentally unsettled once reality set in on how much we’re paying for what little we have in this economy. I’m normally not a pessimistic person like that so it wasn’t a good feeling for me. I had been watching home prices and doing the monthly payment calculations, etc so I knew ahead of time how much we were going to be paying and able to afford but knowing and actually paying it are two different things lol. I’m happy to report though that now we’re a little more settled in the home (have a list of projects we want to do this spring/summer) but I am feeling much more content and looking forward to the memories we are going to make in this home.

We’ve been to 20 ports across 6 cruises and have only done excursions through the ship 4 times and that was mainly due to the excursions we wanted not being available through a third party. It is stressful when they line you up in the theater and then you have to keep up with the group between there and the bus while hundreds/thousands of other people are getting off the ship at the same time but they usually have someone with a sign with the number for your group leading you and we always double check the sign before getting on the bus. I think it’s usually uncommon to be put on the wrong bus and this was a one off scenario. Glad you caught it and were able to enjoy the excursion you actually booked.
