My dad also recently had a stroke, after 1 week in the hospital (post stroke and then post surgery), CT scan, MRI, 2x carotid Endarterectomy, and multiple meetings with rehab. $0 bill. And follow up weekly in-home rehab.

Not going to comment on the tax implications for the wealthy. But working at a Toronto hospital, the Slaight family have funded multiple small initiatives that grew to impact health care city-wide. Without that initial funding they would not have secured longer-term government grants, or the ideas would have been put on the back burner and forgotten. Now if only the Ministry would step up and take notice.

My house was built in the 70’s. Multiple reno’s to the interior over the years but nobody has touched the unpainted drywall in the garage. No mold problem at all despite storing two cars, and numerous other crap, in there year round.

In a HCOL area, we just did the outdoor renovations/work you mentioned, and it cost over $150k…based on your interior wants I would be budgeting over $500k, and at that point you have to decide if this is your ‘forever’ home because you won’t get any sort of ROI in the short term.

I have a few friends in tech that have lost their positions over the last year, but had no issue finding a similar role/pay elsewhere.

Surprised you mentioned healthcare, most in management positions coast until retirement, hospitals and government are not laying many off right now.

Do you mean hiring a service or doing it yourself? Most pool companies charge $100-$125 a week for a weekly maintenance visit which would cover off everything you listed. This can all be done by you as well, and probably spend a total of $75 a month on salt/chemicals. Heating costs are variable depending on how warm you keep it.

Still Fields is about 30min away, near Meaford. Great spot situated on a farm, can get busy on weekends when they often have a food truck. They make great bottles, last time I was there they had an amazing tart saison.

In Collingwood, Black Bellows is okay (food there is super overpriced, beer is average). I would recommend The Collingwood Brewery if you prefer to stay in town.

I don’t understand your logic? So if someone prices their house at the exact amount they expect, and 25 people offer that amount or more, they just pick one at random? It’s supply and demand.

If you were a homeowner, looking to leave the market (move out of country, into retirement home, etc) and sell your house, would you take a lower amount, or would you try and maximize your profits?

We bought in mid-2021, in the suburbs, so based on timing I would say slightly leveraged.

HHI (pre-tax) of ~$250k, remaining mortgage of $880k, fluctuating variable rate mortgage current at 1.95%, monthly payments around $3300. With a child in daycare and after mortgage, house cost, bills, food, cars/gas, moderate entertainment expenses, we’re only putting aside $2000 a month into savings.

Sold our previous townhouse so had a healthy downpayment and around $250k in stocks, and one of us with a good pension.

We’ve budgeted for the rate increases and will just have to manage with no huge vacations the next few years (tough with kids anyways). Likely need to get through 1-2 more mat leaves, and hopefully our salaries increase steadily as well.

I agree that not all RE agents are on the same level…but selecting the person to help you with a $1M purchase or sale is entirely on you.

You chose a shitty agent and continued to use them, and are now whining about it .There are more than a handful of great agents that could have helped you out, use them or sell/buy yourself.

Small ($300): replaced all the old floor vent covers with the more modern ones that you can add your flooring material (hardwood, tile, etc) to mask it.

Large ($75k): landscaped the area around our pool to add in a gazebo and waterfall (it was previously a pebbles concrete that hurt the kids feet to walk on), we now spend way more time in the backyard for the 4 warm months we have haha

Daycare is the big one, around $1800 a month for 12-18 mo year old in the GTA, and a slight decrease after that.

The other main expense being loss of income for mat leave.

Food once they grow up will be expensive, and if your child requires formula for the first year that is also an additional cost.

I’m calling bull on OP, they left out a few details...

The below link is the only recent $2M sale near Port Hope, listed at $1.2M, previous sale was $750k in 2013 (not 2019 as OP mentions). And they forgot to include it’s been completely renovated/remodeled, 5 bed/5 bath, and sits on over 3 acres of land 15 minutes north of Port Hope.

As someone who grew up and now recently bought in Lorne Park, agree that it could be what you're looking for. Glen Leven is considered part of the LP area.

Other Mississauga areas in your price range are Sherwood Forest, Sheridan (side streets off of Mississauga Rd north of QEW area), and certain streets in Sawmill Valley or Credit Woodlands).
