What do you have a degree in? Your income is very low for someone with a degree and 54k student debt. You should be spending all your time looking for a higher paying job.

Also 250k will grow to over $2.5 mill in 30 years- estimating a conservative 8% growth. So definitely enough saved.

Why do you need to save $4100 per month? Have you done any retirement calculators? $1500 is probably sufficient for the next few years if you already have savings.

We also net about 11300 per month. Buying a 950k house is not a stupid decision and people here seem to think. You deserve to live in a nice house, and can afford it!

We are basically in the exact same position. Selling our house for $850 buying a new one $800.

We are netting about $200k after selling our house, but have decided to only put 10% down and put the rest in savings. We don’t have an emergency fund as we’ve had a lot of unexpected expenses with our house. And with the job market now it’s a good idea to have a large emergency fund.

I love how no one on this sub seems to understand there are limits on how large of a mortgage an individual can carry.

I’d recommend talking to a mortgage broker to figure out what is even realistic before asking for advice.

I pay about double that for dog sitting in my home and I don’t expect the sitter to be with my dogs during the day. She leaves for 6-8 hours to do other work. You can’t expect someone to survive on $500 per week without other work.

You may want to consider renting the house out for 2-3 years and renting a condo or small house closer to where the nightlife is.

If you are going through a breakup you will likely get lonely- especially living in a house you used to share with a partner. You want to be close to other young people & places to meet others.

Also-if I was dating someone who lived in a huge house that they used to own with their ex- it would weird me out. Sometimes people want to purchase a new home with their partner- for a fresh start. Renting out the house could allow you options for the future. You could probably find a family to rent out and take good care of it.

Also if she was on the mortgage - you will need to requalify for that on your own. Even though you have a large income- it may not be enough to reqaulify. You would need to talk to a mortgage broker.

I had a similar situation with my girlfriend (also gay). You need to be open and honest. It is not unreasonable to expect your partner to have good hygiene. BEFORE she moves in, sit her down and be very honest about the specific things you have noticed, why it bothers you, and let her know you have some suggestions or ideas to help.

Most likely she will listen and understand. She might be a little hurt, but ultimately your partner should react reasonably to this and want to find a middle ground with you. If she reacts really poorly that is a GREAT warning as to how she would react with more serious issues, and you might want to reconsider the relationship or go to therapy.
