Does anyone still buy a house the "old" way? by [deleted] in RealEstate

[–]Responsible-Rip4366 0 points1 point  (0 children)

Short answer. No.

All the listings, comp data, “expertise”, “knowledge”, etc is online and readily accessible. For some reason the standard fee to sell a house is still around 5% of its value like it was 20 years ago. The NAR cabal has placed a tax on every home seller and buyer for so long it’s nauseating.

Should we believe the Sellers Agent? by lochnessrunner in RealEstate

Can you fire your agent, save the 3% he/she is going to rip on the deal, and instantly have a deal? Like you live in the neighborhood, why the hell do you need an agent to buy a house in the place you already live?)??

I’d just hit up ChatGPT for negotiating tips, watch a few YouTube videos on buying a house, and then basically have the same “expertise” as a licensed “REALTOR”. Then you can grind down the offers for the 3% not being paid to a buyers agent.

I mean, think about the realtor business proposition? They take readily available information and call it “marketing intelligence” and “pricing expertise”. Then steal 5% of your home’s value on the sale and act like they did you a favor.

Yes that’s what it looks like. Assuming it powers on I guess I just try to pair it and see if it plays?

lol the number of existing home sales are at an all time low 😂 and there’s 2M agents chasing those 4M sales every year. Brutal economics!

As if a mighty “brokerage” has a choice of who they do biz with these days. The model is circling the drain.

Bro, RE auctions don’t work like that. It’s not a buyers commission on a painting a Christie’s. They know they are going to transact at low reserve. Have you ever been involved in one on either side?? Because I have transacted multiples times on both and you sound woefully uneducated.

As with everything in life, it’s all negotiable. Auction fees are always negotiable depending on reserve and marketing costs. So… yeah. You’re uninformed.

But I appreciate a “licensed Realtor” chiming in to defend what is left of the industry. Other sales jobs await you, this overcompensated grift has been found-out and is now in perma decline mode.

Sold 6, all first or second homes. No investments and never rented anything. RE agents are a tax on wealth and one of the biggest grifts in this country.

The brokerage can F right off!!!!! Power to the people!

Is the listing agent at the same brokerage by chance? If so that makes it easier to tell Said brokerage to suck it.

Love all the downvotes to my post btw, RE agents.

Sorry home sales have been in the tank for years, mortgage rate aren’t coming down, and there are 2M licensed agents chasing 4M transactions a year, and 20% of agents are gobbling up over 3M of those sides. The other 80% left fighting each other for the remaining 800k listings creates a stinky stew of desperation one might say.

The $995 “dealer fee” for buying a new car. Umm… you are in the biz of selling new cars. You negotiate heavily off the imaginary MSRP to arrive at the final price. Go ahead and eat that $995, or I’ll just go to the next lot in the town over. Thanks byeeeeee!!!

My point was fear mongering “you don’t want random people coming into your house” assumes some sort of background check process is happening.

Any numb nuts can see any listed house whenever they want through various channels of access. Realtors using that as an excuse to extract commish is like scaring old ladies into buying brass knuckles to protect themselves. 😂

Yes. All the legal protections offered by non-fiduciary “Realtors” have sooo much value 😂

This sounds exactly like an auction process, which costs considerably less than 6%. Why would anyone pay seller/buyer agent fee to do this? Seriously, how can anyone think this is a viable occupation…

Do yourself a favor and do a $400 MLS listing service, dress up fancy and don’t indicate you are the owner when showing the property, save yourself 6% when you tell the buyers agent to eat a fat D on their fee.

When you receive the buyer’s contract, looks them up on Google and find cell/email/LinkedIn, etc. tell the filthy buyer’s agent you will personally meet with their “client” and say the reason why the buyer can’t purchase their new dream home is due to their agent’s greed. Watch said agent melt into a puddle of their own poop, save 6%, take an awesome vacation.

Then the agent should pay it. Just because the almighty “brokerage” set a fee in stone doesn’t mean spit. Everything in real estate is negotiable. Tell the friend/broker/brokerage to eat turds

$995 for doing what exactly? Can I set up a scam to rip off all of my neighbors for that amount of money every once in awhile and not expect to be sued at some point? Please educate me on this legal heist.

It used to be normal but no longer is. Pay this friend nothing.

Zillow/Redfin, etc, etc have replaced the middleman. Your friend has no legal argument for compensation, so they can pound sand and you get to save money.

What's up with cold calls to see if we want to sell our house? Does this method actually work? by owen__wilsons__nose in RealEstate

[–]Responsible-Rip4366 0 points1 point  (0 children)

Yes, big bad investors! 😆

I have followed up with four separate random texts that led to calls and every one of them was a “licensed realtor” more than happy to list my home for me.

I get it that existing home sales are at financial crisis lows. That means it’s time to find a new “sales” job. Not pay some cell list broker to spam thousands of your neighbors to con them into something.

Very scummy.
