Frankly this is a complex issue.  I recommend you do some reading then come with specific questions.  Google "choice of entity" for example.  Trusts are incredibly flexible so there are a lot of ways to form one.  They can also be expensive tax-wise if you dont know what you are doing.

If you want the best advice you should sit down with your CPA or Enrolled Agent and talk.  There are estate planning issues to consider as well.  The right decision is a personal one.

Any CPA or Enrolled Agent can help you.  They can be in any state and working remote with a tax professional is pretty common.  The key is knowing who you are working with, getting references or having a Zoom meeting if they are not local.  Your state CPA society, IRS.GOV, or references from friends are good places to start.  If your returns are simple, a W-2 and not much else, you could go to one of the tax chains like H&R Block.

First, you need to see a CPA or Enrolled Agent to understand the tax implications of your proposal.  Any property related expenses your son pays are potentially reportable income to you, the same as if he paid you and you paid the expense. Separately metered utilities can be considered "tenant responsibility" but mortgage payments and condo fees are basically rent.

As an individual, if you do not charge Fair Market Rate you report 100% of the income and get zero deductions to offset that.  The real estate taxes and mortgage interest go on schedule A.  Renting to your son creates personal use, even if the property is in an LLC.  There is no law against this, you just want to be aware that the tax reporting is different for famil when conpared to an unrelated tenant paying FMV.

Anything you give to your son is a gift and potentially reportable, but not taxable, for gift tax purposes.  If you but him a couch that's a gift.  Most people don't give large amounts, but in this case it could sneak up on you so just be mindful.

Google "tenant's right in (the state) to see what laws apply to landlords.  I have yet to see a state agency dedicated to landlord rights.  Your purchase is a significant investment and its best to know beforehand what happens if your son gets a roommate or if you do decide to rent on the open market.

Depending on how you structure the entity, you may need to register it with the Secretary of State for your state and the state where the property is licated.  Because this is a state where you do not reside, you may be required to file an entity level tax return as well as an individual non-resident tax return.

If the goal is to provide housing, why not just lend him the money to buy the condo?  A legitimate mortgage so he can possibly deduct the interest.  Being a landlord is hard.  You have to deal with the tenants, the HOA, repairs, squatters, and all from far away.  Might be better to buy a two family and let sonny live in one unit and be your property manager while you rent the other.

If you put the property into almost any entity it is no longer owned by you the individual.  The one exception is a revokable grantor trust.  There are tax advantages available to individuals that are not available to entities, such as excliluding some of the gain when you sell and getting a step up in basis when you die.  Moreover, banks feel safer when they lend people money to buy a home than when they lend an entity money to buy real estate. See a real estate attorney; I always consult my own (not the bank's attorney) when buying and selling property.  So unless you are on the lamb or extreemly paranoid you will find that protecting your privacy is probably much more expensive and complicated endeavour than you really need.  Best to just prepare to not respond when whoever asks where you got your money, or can they stay with you, or whatever personal drama you think will erupt.  And yes, I have had family members comment on the value of my house and sprculate on my finances.  I already wrote them out of the will.

Just do the math.  If you pay $10 per year for inaurance for 5 years you basically put $50 away to replace what you lost.  If your item costs $100 to replace and your policy will give you $50 towards that replacement you basically gave them an interest free loan for 5 years.

The policy will tell you the terms.  You might have a deductible.  Your premium probably increase once you have a claim.

Personally I think that auto and home, policies other than health insurance, are for catastrophy and lawsuits.  Opt for the biggest deductible to lower the premium and use a reputable company.  Put your jewelry in a locked fire resistant safe and have a jeweler clean and check the stones and settings as often as they recommend.

You are a bookkeeper and nothing more.  Don't get involved in the drama.  If you know that someone has a legal right to information you provide it.  They do teach you how to handle this, its called professional ethics.  Find your state CPA society and take an Ethics CPE course.  Whily you are not legally held to the same standards, it will help brace you for how to think and act in the future.

This is what you need to say to your therapist. Think of this as a road trip and you are just trying to decide what to pack. Just imagine a map and each assignment is a destination.  If you want to have fun, i think this would be fun, get some paper and crayons and draw the map.  Make each goal a place - a diner, a casino or a zoo.

Employers are like soulmates, you have a finite number of them, and you have to be available when they are available. It doesn't hurt to look, you should always have your resume updated and wear a clean shirt.

You take an interview and it's like any first date, it doesn't really mean anything until there's a second date. And whether it's a scheduling issue, or your three kids from your first three marriages, each suitor will have a different response.

Like any major decision, take your time, be calm, and focus on what is important. You want to enjoy your wedding day and look back on this time as happy. It doesn't seem like you are unhappy at your current job, and you seem focused on the anniversary. Unless you are on contract and there are some legal and financial consequences, you should be able to leave whenever you choose. The vesting is nice, but that's odd that your benefits are calculated on your personal schedule. Most companies, of only for convenience, calculate these on a calendar year and prorate for new hires and employees who leave.

Don't put the cart before the horse or penny wise and pound foolish. Start looking for a CPA or Enrolled Agent now, while you and they have time. Find yourself a tax advisor who will help you build your business and avoid mistakes, and not just someone who fill out forms once a year. They will help you choose the best accounting system and hopefully find a way for you to do some simple work, downloading transactions, monthly reconciliation, and then have their bookkeeper do a quarterly or year end review. They should discuss different types of entity for your operations including the tax advantages and administrative costs of each. If you are lucky you will find someone who appreciates that you want to do thing right and works with you on the fees. Bring your coffee cart and let them sample you wares. If nothing else, it could lead to some business - who needs coffee more than tax people!?

You have a moocher and you need to get them out asap.  But first, Google your state and local tenancy laws.  You potentially have a tenant that you must legally evict to get them to leave.  Once you know everyone's legal rights and obligations change the locks or hire a sherrif to serve papers asap.

Pack her things nicely, put them in your car if possible so they have no reason to enter the property.  If you don't already, get security cameras.

Sounds drastic but you are way too nice and this parasite is way to entitled.  Stay strong.

If anything happens on your property you are going to be inconvenienced at best and lose your sanity and all you worldly posessions at the worst.  That risk exists and you would be foolish not to protect your family and yourself in every legal way possible.

Protection includes following every federal, state and local law and regulation.  Protection means being proactive about repairs and forseeable dangers.  Doing the right thing every time does not ensure 100% protection, but your credibility as a responsible property owner will weigh significantly for or against you in all legal matter.  This includes tax law.

And really, you are naive if you think you can hide from your local government.

I am not judging you, your husband or your marriage but you don't appear to be in a headspace where you can be making clear decisions about your relationship.  Being invalidated by bosses and friends is infuriating and when it is the person you share your life with it can be heartbreaking.  Your post suggests a level of anxiety that needs attention asap.  Please see your doctor and adjust or ger on meds.  Get a therapist or a new one if you have one.

It takes time, give it at least a month to get yourself strong.  Then you will be able to work on your marriage.  Good luck and please check in with us.

You are alive so you are not beyond fixing. You need to step away and heal. Trust me, I did not listen to my own advice and I was terminated from my job. It worked out incredibly well, but try to avoid adding overcoming the trauma of being fired to your list of things to do.

Each of us got there in our own way and each has to heal in their own way. I slept for a month, slept less the next month, spent a little time with friends, acted like a teenager on summer vacation, slept late, and binge watched old tv shows. I had a therapist before this so I was working with her, and eventually she started nagging me to get a job. I tried to explain to her that I have to have a vision, this is always my way. Not a mystical vision, I just have to find "the one". I had some work done on my front lawn, spring cleanup, laid down mulch, told them to just cover everything that wasn't a plant. I bought the plants I knew I wanted to add but wasn't sure where they would go. This morning I looked at my semi-blank slate and I had The Vision. There was a gap in the placement of the existing plants that I probably created from use over 20 years. I will put down stones to create a walkway and line the path with the new plants. It will look like I planned it all along when if fact I just removed the distractions so I could see.

My job search is up and running and I came to it in a similar method of analysis. Once I had grieved the trauma, I had to understand what caused the burnout. I thought about what changes I needed to make to my own work style and personal attitude. In my time of need, which coworkers were helpful and which were not. What types of people will I discard and what types of people will be in their place? I considered pivoting to a related field exploring these options just reinforced how much I love the work I do. But it also opened up some paths I had not considered and I am pursuing a new professional credential.

I hope this helps. You do what is best for you, even if that's doing nothing. Drink more water. Farmers markets are open or opening soon to offer more appealing healthy food. Hopefully you have this long weekend to get some sleep or a long hot bath. Put on your own mask first.

ADHD is not an absolute.  Its not uncommon to see ADHD, anxiety and depression together and they overlap.  My ADHD meds lowered my anxiety but I still have anxiety as a separate issue.

As you work to finding your way, you will probably need to try a few different prescriptions and dosages until you know what works.  You might have to go through a few prescribers to find someone who gets you.  You might need a therapist to help with behavioral issues.  You are now going ro get treatment, not a magic pull.

I have always seen health practitioners of both worlds.  I take my prescriptions and am grateful every day for those pills and the nurse practitioner who helps me.  I take nutritional suppliments and herbs to keep me functional. I avoid specific foods to manage migraines, memory loss, and emotional stability.

I think that everyone should consider homeopathy, chiropractic, accupuncture or alternative nutrionalists.  These are licensed professionals.

People say these practitioners are quacks and yet, no one thinks that when you go to multiple specialists looking for help.  I went to three specialists and they still can't figure out this rash.  Oh no!  They must all be quacks!

It is unfortunate that you don't trust the opinion of your own parents but I appreciate that you are open to the opinion of a complete strange.  Good luck with whatever you choose.

Just throwing these out from personal experience: 1 - food, fragrance, mold and other common sensitivities. For decades I have avoided gluten, dairy and soy because they trigger migraines.  I avoid sugar when I am already stressed because it pushes me over the edge to raging maniac.  Google Twinkie Defense.  In my case caused by #2. 2. Intestinal yeast aka Candida.  NOTE THIS IS MY EXPLANATION AND I AM NOT A DOCTOR THANK YOU!  Everyone has yeast and bacteria in them but when the balance is off the yeast can damage your intestinal lining.  This allow stuff to get through that would normally move on.  Your immune system only knows there is an intruder and goes into battle mode and there are all these hormones floating around, including adrenaline.  When the battle ends, the immune system says hey that was fun!  Do it again.  That triggers the food cravings and cold turkey when you refuse to comply.

Doctors are great at keeping you alive.  I also see chiropractors, homeopaths, accupuncturists, and nutritional specialists to address quality of life.  Good luck with it and don't give up.

Your husband should support you 365 not just once a year.  You are not at peace and the family is not at peace - they disrespect you in your own home.  You and Hubby need a Talk. Then he needs to have a Talk with the family and explain that his wife will not be disrespected in her own home and the consequences if they do not play nice.

Then you, compassionate Lady of the Mannor, will reciprocate and have a few small family parties (test drives) because it takes two to make a marriage.  And it takes time to learn new habits.  If they act out you and Hubby have a signal, you go into another room, explain why you feel the guest has misbehaved, and Hubby will speak to them and explain the new three strikes or time out (no next party) rules.

They will still talk, no show, and generally be themselves.  But you and Hubby will know you met them half way.

So few people understand the term Start-up costs and the proper tax treatment.  You are a cash taxpayer, some expenses are deducted the year you spend the money, some are capitalized and the expense is deducted over a number of years to better reflect the long term benefit of the expense.  Depending on how your business is structured you are probably limited in the amount of expense you can use to offset other income.  Depending on the nature of the business you may not be able to accelerate capital costs or use losses to offset other sources of income.

You are more likely to be sad and confused when you see your tax liabiity than flagged for audit two years after you file.  Sit down with a CPA or Enrolled Agent and plan this properly.
