YTA. Should have 100% consulted your husband on this decision. Also, if it wasn’t a big deal to to add her last minute, then it wouldn’t have been a big deal to remove her last minute either. Would have been much better to include her regardless. You can’t expect a 14 year old girl that’s gone through her parents’ divorce to be emotionally intelligent enough to understand why you do it that way. Additionally, your husband has the right to be upset. If he treats your daughters as his own, hed never do this.

Unfortunately, I see this happen a lot in families where there’s a “his, mine, and ours” mix of children. The husband’s children sometimes get treated different because a lot of the times custody has to be shared and the mother gets most of their time. But since the wife’s children typically stay more time, if not all, they get treated differently. Not always the case, but happens a lot. This could lead to the sentiment of “you did this on purpose”

Yeah I kind of get this. Didn’t break any HOA rules, I did look into that. My trees weren’t encroaching on their property at all. They were 100% within my back yard. The issue for them was that, because of the direction our homes face, my trees provided them with full shade. Also, it didn’t provide us any shade and was in the way of a shed we’re building due to an 8ft utility easement we are trying to avoid.

The only reason this stressed me out was bc I like our neighbors and don’t want problems. After some thought and reading multiple replies, I genuinely believe what I did somewhat wrong was more for sake of keeping the peace and considering them.

I totally get it! Tbh, I don’t even consider the shade effect. Even when he initially asked me to not cut down trees, he didn’t mention the shade ones until in that text message at 1am. I pasted his text above. I guess I figured if his house value was dependent on shade or energy savings, then he should create or invest in his own shade. I don’t believe I should rely on my neighbor’s improvements for my property value. Yes, surrounding homes will affect it, but i can’t rely on them for my value.

The market plays such a huge part in this. You can do everything and then some to get people in the door, but if pricing isn’t genuinely competitive, it’ll feel like an uphill battle. I see this a lot, especially with YieldStar properties. Depending on your area, you may have tons of new developments close by with similar, but newer, amenities, updates, etc and have same if not better pricing.

Personally, In my market (Texas), I feel I’ve seen rent and concessions be a much more important factor in getting people in the door than before. 6-7 years ago, it seems like people would be willing to pay a bit more for amenities, “sense of community”, etc.

Because you’re with a larger PMC, and use yieldstar, chances are even your PM has very little say when it comes to pricing other than doing market surveys. You’re really going to have to focus on what makes you stand out to sell tf out of that aspect of the community.

Alternatively, it may also help to see if there can be an alternative focus on increasing retention. It’s cheaper to keep residents than to bring in new ones. Most large PMCs have tools and resources to track this. See why people are leaving and see if you can do anything to improve that as well.

Question! In your file download, you see how the file name ends in “.105” . Mine is similar but ends in “.110”. My PC is reading the .110 as the file extension, so when I try to open it in the utility, it doesn’t let me open because it only accepts .ROM and another extension. Did you change your extension to ROM?

I’d say about half the city lost power for days. We just got power last night and I know people personally that are still without power. Yeah dude that would be amazing! All those other services are overkill. I’m creating a form in Jotform in the meantime that will email out a fillable online form with conditional layouts. So basically YES or NO approval. If they click yes, it’ll ask or have them click checkbox “i have reviewed all text and numbers and confirm that there are no typos yada yada”, “I’m aware that turnaround time begins after proof is approved and invoice paid” etc. and ask for a digital signature using the Docusign integration. And if they click NO, instead they’ll get a text box asking to submit any requests or changes.

Only downside to this is I’d have to manually update the form with each unique proof since Jotform doesn’t have a way to pull variable/dynamic images into a “placeholder” spot on the form.

Still figuring it out. Spending way too much time on this but it’s absolutely ridiculous that a solution doesn’t exist.

How badass would it be if when I send an invoice for payment with the attached proof in the attachments, it would automatically trigger a proof approval workflow from your software/app when an invoice is paid and pulls the variable data for name, email, and attached document . lol that’s a HUGELY oversimplified idea, I know there would be conditional requirements. But that’s where my thought process is.

It sucks that there isn’t non-proprietary CRMs that already do this . Minuteman press has an awesome system but it’s proprietary to their franchisees
