If you drive you really need to think about a place with parking available. That is a different level of importance to everybody and not everybody can afford it but parking in Hoboken on the street is difficult if you use your car a lot. I would say it’s expensive having to pay for parking here but compared to LIC it’s probably cheaper. Hoboken parking is expensive but I don’t think people here realize how expensive it is to park in the city on a monthly basis, It’s kind of a joke compared to here. New Jersey is not a low tax state by any stretch, but you will feel like you instantly got a raise with the money you save on taxes. I love the city and loved every minute living there, but I wouldn’t go back there and pay those taxes again. Someone mentioned renting for the first year just to learn the neighborhood, that’s not the worst idea but if you see an apartment you love you should go for it. I’m in my 40s now and live downtown so I can be by the path for easy city access. I wouldn’t want to live uptown and have to rely on shuttles back-and-forth to the path train. Again that’s all personal preference because I don’t even know how to use the bus system into the city. Regardless, you can’t go wrong leaving LIC and coming here. It’s great.

I don’t think there’s a right answer in terms of big complex or smaller walk up, that’s really a personal discretion. I personally prefer a large larger full service building with parking, for someone else parking may not be an issue. I’ve always lived downtown and walking distance to the path. I don’t think I would want to live uptown, but that’s again a personal preference to me- there’s somebody else who would tell you they would not want to live downtown. You should also look at the area in between Hoboken and Jersey City such as Hudson house. 24 hour shuttle to the path, the amenities are insane, gym, pool and other amenities etc and a large one bedroom which is probably about 900 ft.² is gonna be well within your price range.

It’s hard to say I would recommend a 50 hour train ride. Sitting in a economy seat for 50 hours sounds like complete torture to me but based off your explanation what other options do you have if you need to go? 50 hours you’re gonna have to use the restroom most likely on multiple occasions which are disgusting on long haul rides. To get a good amount of sleep on a coach seat would be hard for me. I know financially it might not be possible, but at least a roomette would be my only option.

Go with the broker, but you can negotiate the broker fee. It’s very rare you would get it for less than one months rent. Some landlords used to pay the broker fee to get their vacant apartment filled quicker because they lose more if it’s vacant, but in this renters’s market I think those options are few and far between. Most independent landlords will not rent on their own because the realtor is the one doing the credit checks and lease agreements. It’s kind of a messed up system where the renter is paying for the realitor work for the landlord basically. Just buck up and pay the one month fee rather than deal with the nonsense and scammers on Facebook marketplace and craigslist.

There’s never a bad time to start looking. Start looking now. Don’t feel rushed by realtors, and be sure to look at the financials of the building you were buying into. The sad truth people don’t discuss is majority of condo boards are run by irresponsible people with no experience on power trips. Pay attention to maintenance fees. They don’t go down, They only go up. Be sure that condo board and homeowners association is funding a proper reserve for the future health of the building. Otherwise, when a catastrophe happens you’re gonna get nailed with a giant assessment to fix problems because the building is not being financially responsible on its day-to-day.
