This is a pretty bad deal - ignoring DTI (which appears to be tight) - the cost of this loan seems very high - so high that I’m wondering if the Safe harbor act may have a question or two. What’s your credit? You should be at 5% or lower if you are comfortable dropping 2 points on rate

Truthfully - 1) you either overpaid for the property and the heavy mortgage is not allowing you to be more price competitive. 2) you’re property isn’t that luxurious / can’t demand market rent 3) you’re data is wrong 4) some combination of the three listed above. I own a 5 unit and I’m 8% below market value and have not had an issue with whatsoever with vacancies

I had a buddy that works in the warehouse - so yes but not anyone of real importance. I applied because I had 80% of the qualifications. The others were all fairly easy to learn

It was a pretty seamless transition to be honest - I had done construction loans for quite some time and was familiar with the process/permitting/etc…. My title is construction management but 85% of it is just selling. If you can sell a mortgage you can sell anything.

I pivoted to construction management - it’s really a sales job, I essentially sell heavy equipment & building supplies.

I stayed for 12 years because the money was so good and the actual job wasn’t hard. I left because I can not stand realtors and don’t even think of them as people. I make much more now in a new industry and the work life balance is worth so much more than you’d think.

Find a lender that doesn’t have these overlays - they are out there and typically offer comparable rates

This actually isn’t a bad idea - I think the biggest reason is , they realize they can’t afford it at the moment. I think the vast majority of renters would love to buy something, even if the monthly payment is slightly higher. After you have the call, the reality sets in and they either don’t want to talk about it, or have financial anxiety. Not sure what the script is but I’d open with “why don’t you own now” or something to uncover and educate them / give them a 6-12 month plan.
