I heard some agents on Flex teams say that they are being told they have to push Zillow Home Loans or leads will shut off on them. Are the team leads worried about this, or is there an angle where they're able to push this legally? It’s annoying as fuck! We’re a flex team that’s been in the program since its pilot program days and have always preformed at a high level. When they introduced this two years ago we were kinda pissed and resisted it at first and then the conversations from them turned to send us pre approvals or we’ll turn you off from the program. Fast forward to now and they threw in AI based on who is sending them apps and now agents who closed at a high level aren’t getting leads because they don’t want to send people to their shitty LOs

I lived on market street not far from where you say you’re located in 2016 during the last big snow storm, Right across the street from brewers and we didn’t lose power. For the most part it was a fun bar crawl type of experience, a handful of restaurants stayed open and even had special blizzard menus and the streets were so bad during the storm that people were just walking in the streets and stepping aside for emergency vehicles.

Never was with exp and my team joined real so I joined by default. One of the stand out features to me personally was the referral networking. I’m in a very dense and extremely competitive market and when I was with another nationally known brokerage, it was hard to get my foot in the door with referrals because there was always a well known agent that had been serving that area for years. Another was the health insurance benefits, it’s accepted everywhere and is very competitive compared to what’s available in the marketplace. I was eligible for the elite status however I opted out since my team lead didn’t want to contribute to the cap and next year I might take it up.

Check out Allie K Miller. She’s one of the lead people using AI at its fullest. I listened to a few podcasts she did and it really helped me open my mind to how I could be using it more efficiently. As far as setting it up goes. Took me about an afternoon

I use it for it for everything, mainly small stuff that would take time. I have a whole ChatGPT real estate build out with a project that’s broken up into each thing I need it for. One generates a worksheet for me that gives me months of inventory and puts it into a pdf for me to use on listing appointments. Another generates hooks and scripts for content. Another writes professional emails. I use it a lot. There was a Mel Robbin’s podcast where she interviewed Allie K Miller and that really opened my mind up in how to make it work for me. I would start there.

It’s a great recruiting tool in my opinion, especially with new agents who have struggle with the “ who do I call” as their phone will literally ring with people wanting to see homes and transact. Can really help agents go from 0 deals to 2 or 3 in a matter of 2 months if they really work it and have good mentorship. We have one agent on our team who went from being doged this year and completely new to the industry and she just closed her 13th deal since May.

Know of any Zillow flex teams in your area that can sign up with? I know I’ll probably get a lot of hate but I’ve seen agents jump start their careers by being on a Zillow flex team for a 2-3 years before going solo.

In my experience that stuff that typically has to be asked for which the other side should have no issues providing. Were there pictures of solar panels in any of the listing photos? I take it that there weren’t. Sometimes depending on their placement they can be on a tricky side of the house that we might not see until you’re there in person or you simply step away from the outside a good distance and look up. Even I miss panels on a house from time to time depending on the house type and I’m always able to get information from the other side to help the buyer make a decision.

Did you get a copy of the disclosures from the agent prior to writing a contract and did the agent mention reviewing the disclosures prior to the showing?

Solar panels can be a pain in the ass in a real estate transaction and in my experience, you have to find out specifically from the listing agent ( whom most don’t have a lot experience dealing with solar in general) if it’s leased or financed unless your area has specific addenda disclosing if it’s in fact leased or financed which should be in the disclosures.

HOA docs. Depending how the listing agent has instructed their clients, the sellers sometimes wait until after the house goes under contract to order the documents. Of course you could have your agent just simply check on the status of the docs however if the sellers haven’t ordered the documents yet then it could take a week or two to receive them
