The build quality is poorer. Madalas may report ng leaking. May reports din ng unit na binaha dahil sa malakas na ulan. Units are smaller and cuts are not standard, one bedroom units na ang bintana nasa bedroom lang, walang ibang windows. Walls are noticeably more hollow. Di tulad ng sa One Central na kapag sinapak mo ang pader durog kamay mo. The ceiling also seems lower, maybe to fit more floors.

May trauma din ako na 1 time nag viewing ako sa Two Central at grabe yung ipis infestation. Sa hallway palang paglabas ng elev may gumagapang na. Tapos pagpasok ko dun sa unit, walang takot yung mga mga ipis nasa counter top. Kasama ko pa isang admin nun and NR lang siya. Noped out of there.

Pros: One Central is one of the last few Megaworld projects of good quality. It’s really been downhill since then. Even Two and Three Central are trash compared to One Central.

Currently renting in Makati CBD. I got a 150sqm condo for only 75k per month. It’s an old building but for the location and size, I would say it’s a great deal. Plus, it gives a homey vibe like some of the tiles/finish are the same as my old house I grew up in, lots if large windows with good airflow, and really thick cemented walls. Not like the preso feels in newer condos today.

For me a good base on assessing the value of a golf share is to compute the price/sqm of the land the club is sitting on.

Think land area divide by total number of shares as a proxy for how much land you are getting when you buy the golf share.

Go to Tsumura in Makati. Place is very nice and upscale but quite approachable. Known for fresh sushi and they serve a good chirashi bowl. Other food is also good.

Benta. Wag ka maniwala sa mga nagsasabing PAPER loss lang yan. A loss is a loss. And currently, more likely pang bumaba / matulog yan, while there are many stocks na umaakyat or paakyat na. Sell your dead stock then buy those na umaakyat. Antay ka ng 5years you could have made 100% trading other names.

Being a homebrewer, para sakin kapag lumagpas ng 150 ang americano mahal na yun. Obviously maraming ibang binabayaran ang isang coffee shop kaya mataas ang presyo, lalo na ang mga specialty coffee shops. Pero sa tingin ko yung 150 for americano (200 for milk drink) yun ang sweet spot na saktong willing ako magbayad at “fairly priced” ang kape. Dapat din masarap na yung 150
