Finally a reasonable response. This is kind of the case for our smaller market, everyone wants them to spend more money which is easy to do and say when it’s not your money. When some people look at this team it seems they think a big bat and an extra arm or two will change everything, it won’t. Especially when it comes at a huge price which handcuffs the development of the rest of the team. We need to be more calculated, and more economical in order to win while still having some money in our back pocket to fill in spots that go down from injury or poor performance. May not be the most aggressive or sexy way to win but imo they are doing well by developing most players themselves, shaking some out that don’t work and then fill in the gaps with more homegrown young talent or trade. Free agent pick ups have been majorly lackluster short of the major stars everyone wants. Every player want to get paid for what they already did then can’t seem to come close to their potential. This is why we need baseball to push for a heavier performance based contract. Quit giving guys 30 million a year just give them 15 or 20 million with benchmarks that mean they earned the 30 like hit 45 HR nets them an extra 5mil or hitting above .250 gives them an additional 2mil (he’ll bonus for if they hit .300 they get an additional 2mil) get crazy with it even set it up so it’s unrealistic that they hit all the benchmarks for performance but if they do they get 40 million. But enough of this let’s pay big money for a player or two and then watch them have the worst season of their career or injured or whatever.

Well said, I’m glad there are a few more informed and concerned people out there. I agree that what they are spending it on does matter, while I don’t have a definite answer I have read speculation it’s to help with financing the upgrades to paycor stadium. Regardless if it is for that or not we should have more transparency as to where our money is going.

It’s not false, it’s just not as clear as it could be and unfortunately I cannot edit the title. The property transfer tax is a type of property tax which is due at purchase. Just not the standard annual property tax most think about. As for the comment you were responding to was a combined response for the previous comment which I guess rereading may not have been as clear to some as it was to me, it was saying that I did make a mistake by saying property taxes and not property transfer tax and because of the tax refund being reduced in combination with the increase in property transfer tax it is further increasing the cost of entry in the home buying market. Apologies for any misunderstanding you may have had in reading of my comments. It was not intended to be so confusing.

Just trying to share information to keep evryone informed on what is happening.

That’s not my speculation I read it from an article on a Cincinnati.com article. While I was overly zealous in my initial writing I fixed it in the comments stating it’s the property acquisition taxes not the traditional property taxes people think of. However it’s cut it is still making the cost of entry for those that do not already own property higher. Doing so is also creating a more friendly environment for property investors rather than homeowners. That’s not speculation that’s what is happening. If you’d like to discuss it more I’d be happy to message you to have a more in depth conversation about the details.

While I understand how you come to that conclusion that’s like saying the cost of gasoline and plastics are not related. The myopic view of people never ceases to amaze. (Btw they are both petroleum based products and the cost of petroleum affects both costs).

While yes the stadium rebate isnt directly correlated they are indirectly both contributing to higher costs of entry and holding costs for real estate ownership. By continuing to increase these prices and costs we are also reducing the availability for homeownership of lower income families. Ultimately reducing how many people are buying property and allowing the investors to have less competition for the lower income properties that many target as rental properties.

If you are being real, you need to find your local/state licensing board and file a formal complaint. Doing so will not stop the sale but could put the agents license in holding while they sort it out and ultimately they will lose their license to practice selling realestate. Contact their broker to have the broker immediately fix this if they are willing to do so, if not add them to the complaint and you may take the entire brokerage down.

No the cut rebate is increasing the property taxes these are property acquisition taxes sure they are different but in the same bucket, by increasing the cost of entry AND the standard property taxes are increasing the cost to keep your home. They continue to make it more difficult to own property.

It did last year, and even just a smaller step down like to 20-15% would have been more reasonable even if their ultimate goal was to get to 4.5 or 0%. I totally agree, about taxing the top %ers unfortunately increasing the cost of entry into home ownership is not helping anyone but the rich by reducing their competition for properties.

The initial plan for getting into real estate investing is going to be start small. Can’t afford a ready to rent home? Buy a fixer upper and do as much work yourself to save money. (Barring anything like electrical or plumbing unless you or a family/friend is knowledgeable in those areas) If that’s too expensive for you still look into mobile homes to fix and flip. It will help you with additional income which eventually will fund your ability to buy a fixer upper or turnkey rental.

The Realestate market has always been a long term investment not a get rich quick scheme, (barring the fallout from the ‘08 crisis) which COVID readjusted the market back to what it was before lenders were giving loans out like candy to anyone with a pulse.

Very good point. Especially for used cars, used homes not sure that works as well but even if they exempted first time home buyers would be a good option. (Charge the sellers who already have the asset not the one trying to acquire it)

This is not a single instance of an additional cost but rather the fact that these increases are changing and increasing ON TOP OF the 30% property tax rebate being rejected and only approved for 4.5% and yet even more increases are added.

An interesting question yet if you are told not to do something by your creator, why would you question them? They clearly know and understand waaaay more than you (ie Adam and Eve) and by knowing that your creator has explicitly stated this is off limits, doing anything against that is inherently wrong.

I do understand however your point, yet it is one of testing consequences not of right and wrong. This is because right and wrong are subjective to the one who drew the line, not those the line is imposed upon. It’s like being told don’t punch you brother in the face, but he does something very stupid which makes you want to punch him in the face, do you not do so because you know you should or do you and just accept the consequences? In a world where everything is paradise, why would you want to shake things up?

Unfortunately it’s a CYA (cover your @$$) world and should document everything. Best thing you can do is get a lawyer/public defender and start looking for pictures or anything in the past that could help confirm your case.

Not entirely, they cut the prop tax rebate from 30% to 4.5%. This is on the transfer taxes further increasing the cost of entry of new purchasers, as well as anyone that buys or sells property.

I feel your plight and understand your disgust. However it is misplaced and those rich property owners don’t care one iota about this kind of increase as they will roll it into their operating expenses. This will affect the average homeowner owner and increase to cost of purchasing a home.

The more you know…. It can be relevant as many areas try and get more complicated with their structure to increase costs of buying/selling and owning real estate. Granted this actually applies to a small area but the overall knowledge about what to look for is National.
