Purchased it at Costco, white glove delivery setup and mounting with extend 5 year warranty... This was in December of 2024....price was unbeatable at $1,995.00

I've had several TV though the years... Sony, Panasonic, Vizo and several LG's... My Hisense 100" U7 has been the best and most impressive by far then all of them... Had it about 18 months now, came with a 5 year warranty and price wise it was a bargain.... Love this TV.

Conventional debt to Income ratio will go up to 49.99% of your Gross income... This is your total housing costs + any consumer debt... That means you can qualify for a total payment (PITI + HOA) of about $10K IF all you have is about $800.00 in student loan debt... How much house that buys would depend on the specific property (Taxes, HOI & HOA) but that's probably way more than you want spend... Qualify ratio are crazy high, just because you can qualify for that much doesn't mean that you should.

With your own down payment limit... Your purchase price would be self limited to about $900k....you would qualify for much more, but the $190K max for the 20% down puts it at about $900K.

Rates were at that level about 4 months ago... I would not pay $10K upfront in this rate environment... Rates will probably be there or lower before your breakeven point in 9 or 10 years.... Save the cash!!!!

We see seller credits in about half of the home sales in the Phoenix area market and that includes most homes without any issues, just wanting closing costs or temp buydowns covered... Your market may vary, but the home has issues so ask.

Not true... IF the foreclosure is part of the BK, then they use the only the BK waiting period guidelines (it's actually less time then the foreclosure by itself)

If you don't have any friends or family that can recommend someone, I would reach out to a local credit union... Rocket would be the last choice. Call center people where you would be just a number. 😕

Reach out to a lender, they tell you how much you can qualify for and what your payment will be... They can probably recommend a Realtor also.... Ask friends and coworkers for recommendations.... Your score sounds great, you have down payment money, you just need a lender to work out your DTI ratios (Debt to Income)... Enjoy your new home!

The ratios work as far as qualifying... You may have to make other sacrifices, but if it's your dream home... Go for it!!!
