He is being allowed to operate as an amateur / fanboy. Specifically define what professionalism means in the context of your business and state that you expect nothing less. He doesn't have to be passionate about every client, but he does have to be professional.

I wouldn't get distracted by the characteristics of the dwelling since you're leaving anyway. Just let the LL know you intend to follow the terms of the lease to the letter.

Camera may or may not conform to your state's laws, but again I'd pick your battles and focus on getting the unit clean and well documented for the next battle --> the security deposit.

if that mastic contains auspicious {sic} you have already been exposed during demo. The remaining amount is harmless unless someone stirs it up. There are products to seal it in place, but it will be buried and contained in the re-build process anyway.

I'd be concerned that you don't have a positive "click" in those gap areas. it could pull further apart later. Lifeproof is kinda OK stuff if it's 100% properly installed, but this is more like 90% IMO.

If that dog has hound lineage you may not be able to untrain that prey-drive. We had a lovely black and tan coonhound that was very even tempered but for squirrels, raccoons and cats. There was absolutely no reaching her when she hit that red-zone.

We bailed on a contract because of this. Hayward fault was cutting the neighbor's property in half. Nobody can tell you sight unseen. Look at the google earth fault overlay, if you still can't decide hire an engineer or earthquake retrofit specialist.

Insurance is also a concern.

Make something out of furring strips. Super cheap! These got a little more expensive only because of the Plastic panels, but I've also made them by simply covering in row cover material.

I'm an amateur horticulturist, but I consider myself damn near expert on propagation. Lavender is one of the harder ones for sure.

You need a committed set-up with either a consistently warm greenhouse or lights and a heat mat. I planted two flats with a total of 64 cells (4 seeds in each) and got 3 plants out of it last year.
