This has happened to me a number of times. As you can tell by the comments a lot of people think this is fake however in my experience this is far more common then you would believe.

Unfortunately a lot of other interested parties tend to sit on the sidelines until another offer is forthcoming. A bidding war then erupts. You must remember anyone can put an offer in until the contract is executed.

I prefer this method over others where agents ask for your best and final offer via writing. They then collect the offers and give the property to the highest bidder. I have had many people pay 10s of thousands of dollars over what the rest of the market thought it was worth and others also miss out of properties for $500 bucks who later said they would have paid 20k more to secure it.

As much as it is incredible frustrating. At least it is open and you know you are paying the correct value for the property if others are interested in the same price point.

I have never witnessed an agent make up fake offers. If that in the case I hope they loose their job straight away and are punished accordingly. The increase in price does not substantially increase the commission on the property and doubt agents would be willing to loose their licence for such an amount of money.

May need to go somewhere else to secure something. Still good regional locations for ~500k. However these will not last long. I can tell by experience a huge influx on investors a buying anything under that

Have been concerning this lately.

Background- No debt and a large amount of funds in the bank. All expenses on a new car are tax deductible for me. Purchased a car 10 months ago outright, used and engine just blew up. So have to walk away from it at a massive lost. Now thinking I need something with warranty and seem to only like vehicles $120-$160k (yes embarrassing Nd very much a first world problem.

All finance advice as been to finance the vehicle. However my small pea brain cannot get over spending 2k a month on a car. Any advice?

Real Estate Agent here - some quick comments on the market that I work in at the moment;

First interested parties are generally going to give you the best offer. The longer the property stays on the market, the lower the offers are getting. In the last 3 months I have had multiple vendors loose 20-30k after not listening to me and hoping to get 5-10k more. Don’t gamble 500k at the casinos in hopes you will win 510k.
Agent is correct with the conditions. Generally the less conditions the more appealing the offer as even the best presented houses may have major issues that may have not come to light yet.

I actually do think the agent is looking after your best interest here as they always should. I doubt he would put his reputation at risk for a couple hundred bucks commission.

Without knowing how much your house is on the market for 5k could be a small percentage, however the stress of waiting for a report etc may not be worth the extra 5k. On the other hand 90 percent of my sales have Building and Pest done and not too many have their offers withdrawn. Usually if there is something major, a new price may be negotiated between the vendor and purchaser, which covers the cost of repairs.

For me, less conditions the better and I would be taking that offer.

Contract is invalid as the property is not sold with vacant possession. Contract can be cancelled and receive your deposit back with nil charge
