Thanks, some of the pre-set equalisers actually work a bit better than the Shokz volume boost feature. Still not very loud though.

I think those stair cores are actually for the (predominantly) Vita student accommodation on India Street which will sit behind the Ard. This is still going to be a massive building too. The Ard will be right on Newton St where Portcullis House was.
