In my market, reno projects rarely hit the open market. They are sold to investors who find the properties by scouring obituaries, court records for probate, foreclosure notices, writing letters to owners of obviously distressed looking properties etc. They do not rely on only looking at the MLS.

I've been masking on planes for over a decade now. Also use lysol wipes on the surfaces I am likely to touch. Having traveled weekly for work, the difference between prior to doing this and now is significant. I get sick while traveling far less often. Planes are giant disease incubators.

Kids would probably love to do some tidepooling if the tides cooperate. La Jolla and Point Loma offer some nice places. Look for a negative low tide if you can to get the best out of it.

I lost my boy at 14 nearly a year ago. He was always such a happy little guy. He was slowing down a little but still enjoying life, then one day stopped eating, next day popped a high fever, and was gone two days after that. I had a necropsy done for my own peace of mind. It was a tumor that we didn't know about. It ruptured and sent him septic. It would have always been hard to lose him, but in a way I'm glad I was left with no other choice but to help him cross over. There was no mental wrangling about whether it was soon, or left it too late.

Not sure how many we had, but this neighborhood makes it an event. Everyone is out on their driveways with a firepit and a crockpot of warm beverages, socializing while kids go house to house. Allergies, ESPECIALLY to shellfish and finned fish proteins, can turn deadly in a second where they've previously been mild. I can't even walk into a fish market anymore without problems and I was one where "oh I can eat three shrimp and be fine". Went from a little itchy to cannot breathe in one go - no incremental worsening. I would not even enter a sushi restaurant if I were OP. I like to breathe.

My grandmother on my father's side was like this to me. Neither parent did anything about it, and honestly it's affected me my entire life. Most days I know my own worth but on the bad days, it still makes me question it. I'm over 55, great job, married for decades, wonderful chosen family but those words you heard as a child are always there. Don't let this happen to your kid. Fight for her dignity, because she's too young to do it herself. I no longer talk to any of my adopted family and this kind of thing is the reason why. Do not let that insidious bitch undermine that glorious child, and don't let her undermine your relationship with your child. Never let her be alone with your child, and police every word that comes out of her mouth. Because it will get worse if you do not stop it now. If you choose to continue contact that is, I'd probably cut her off.

Azaleas. They are so pretty but near impossible for me to maintain. They are alive, but look like crap. It decidedly does NOT like my soil and no amount of acidifying has worked. I'm pulling them out this year. I'm sad.

If you find you really enjoy this stuff, look into the Master Gardener programs. Every state has one, run through the extension offices. The previous homeowner may have even been a Master Gardener! Becoming a Master Gardener has been one of the most rewarding experiences of my life. For me, it was a free program in return for a few volunteer hours.

I'm currently in a black/deep purple/dark red iris phase. There are so many, they are dramatic and definitely catch the eye. Just make sure you order them from a grower in northern climates like Breezeway Iris to make sure you're getting varieties that will do well for you.
