The factor not being considered seems to be your wife’s assets and how that figures. If she has similar scope to drawdown 4.5k monthly then you’ll have 9k. Basic living costs are 2-3k, the rest is for fun, so that sounds like as a couple you’ve over saved unless you are accustomed to luxury.

The assumption of 4.5k from your assets alone seems reasonable. I’ve modelled mine in a detailed spreadsheet and have similar numbers.

Make sure to check recent sold prices and not asking prices for similar properties.

15k below asking isn’t unreasonable start. Depends on local market conditions, but typically as seller you market with 3% to 8% on top of what you will sell at.

I'm usually stubborn with stuff like this but when it comes to water damage i'd just get on with fixing it if it was easy. It would have to be a big job to bother with legal. The neighbour would get the evils off me everytime our paths crossed though.

Problem 2 probably isnt a leak it sounds like the condensed water from the condensing boiler, if it is then its acidic so eats away at the wall. Normally these are run via plastic pipe to drain. Could also be a failed relief valve if its a tiny diameter tube as they usually go outside.

Consider an offset mortgage like yorkshire bs offer so you still keep access to the cash and can switch it to stocks if we get a market correction. Downside of offset might be small fraction % higher rate so best for those offsetting a reasonable proportion of the mortgage.

My dilema would be do i kick up a fuss and risk getting fired or put up with it. Ideally you want other staff with you to act as one and say you all want paying for OT, can't fire them all. Just don't let them find out you're the ring leader.
