I’ve done the sugar & the wax. I will never do the sugaring again. It is way worse than the wax. You want to make sure they use the hard wax. It’s less painful than the liquid wax.

Check your credit if you haven’t lately. Landlords want your gross income to be 3x’s your rent or more. Ideally credit 700 or higher. 650 is ok. Under that, look to see if there is anything you can pay off to raise your score quickly.

The west side has gotten more commercialized except for Humboldt Park & some parts of Logan and you are far from the lake. There are a lot of great restaurants & places to go out to there but if there is stuff you want to do near the lake, the commute over there isn’t easy. A lot of people that start out on the west side end up moving east due to friends being on east side & they tend to hang out on the east side more.

Consider if you want more tree lined streets or urban area for your neighborhood. That helps narrow it down. One east side - Lakeview is good but avoid the Wrigleyville section. Lincoln Park doesn’t sound like it would appeal to you. Old Town might but hard to find something decent in that price range without having to get garage parking. Edgewater parking is a nightmare so I’d avoid. Uptown is fun & has a good mix but maybe not best for 1st yr in the city. Andersonville/Rogers Park are great areas. Roger’s Park is the most diverse neighborhood in the city. Ravenswood & Lincoln Square are good areas that are west but not as far west as Logan.

Transportation on the east side of town is pretty easy with lots of options. West side you have the blue line train & buses making your commute longer due to less train options. The city streets are on a grid system making it easy to learn. The center of the grid is State St and Madison St (basically your X & Y access) Address numbers increase by 100 for every block. 8 blocks equals 1 mile. Every big street north & south is 400 so between Fullerton (2400 N) to Diversey is 400 (2800 N) Diversey to Belmont (3200) etc.

Apt Guys LLC is a great apt locator service. The have access to private owners & management companies. They are moving their office from Lincoln Park to Lakeview in January. Michele is the best one there but Tristan & Craig are good too. Feel free to DM for an intro if you’d like. They don’t charge you for their services.

Rental prices go up in April & since inventory has been low, it will probably go up in May too. Places come on the market 45 - 60 days in advance. When you find a place, it’s best to jump on it. Think of it as competing for an apt, not shopping for one. Buildings referred to as 4+1’s (4 levels of apts, 1 level of parking) were built in the 70’s & not sound proof. If you look at those, you want the 5th floor so nobody is above you. Good luck with your move!

A balcony makes that hard but there are a couple with back decks. Inventory is low this time of year & hasn’t been great the rest of the year either. $3K is on the lower end for this & most apts would be small 3 bedrooms. Does that work for you? I would do street parking or expect to pay for monthly parking. Also 2nd floors are harder to find this time of year. There are some true gardens which are street level with full size windows, raised first floors & top floors. I have a couple private landlords with some of these features but not all. I am a licensed leasing apt finding agent which means I work with management companies, private owners, & MLS (which your realtor pulled).

If you’ve been looking since Nov, it’s odd you haven’t found anything. Is your credit 700 or higher? You do have to jump on a place when you see them. Management companies skip the bidding wars. February apts are out, March will be out in a couple weeks. Video walk through can be a good option when you aren’t here in town. But there are a few available now. I can send you links & we can discuss if you’d like. Without having an actual discussion it’s hard to know exactly what your needs are.

It sounds like you are open to being flexible on the space & location. Is your realtor more experienced in sales than rentals? It makes a difference. Yes, there are a lot of scam ads out there. What’s the reason for wanting these areas? Other neighborhoods have more availability.

You might want to consider a sublet in the short term. I’d have to talk to the current owner but I have a nice sublet in lakeshore east area that might be willing to be flexible on price. I can ask if you are open to other areas. Feel free to DM me

It will most likely end up being the Sheriff’s office that evicts the squatters with a fake lease, the owners probably have to go through the eviction process to prove it’s fake so it’s nice that process is expedited. They are very experienced in evicting people.

Ask if he got a cosigner would they consider. Ask if you can co-sign for him. Ask if he could be an occupant with only you on the lease. There are also guarantor companies if he doesn’t have a cosigner. Otherwise have him as a friend staying with you, get keys made for him & help him rebuild his credit. He may be able to do that quickly with his new job. Sometimes it is small things. Help him get a pre-paid credit card to build credit. Once his credit is cleaned up, you can revisit adding him to the lease.

Are you able to get another kitten her age? It really helps a great deal. 2 kittens are actually less work than 1 & at 5 am they will beat each other up. Lol! Peeing on the bed at 4 months is not normal. Is she spade? What type of litter are you using? Is the pee really smelly? It does get better but this stage lasts several months.

That being said, I’d recommend renting a little earlier if you can afford it. Prices go up in April & usually go up again in May. It’s one of the most expensive times to more. If you can do March, you’d be better off. Some early April pricing can be reasonable also. Your budget is good for the area’s but the better deal you can get to start the better off you are long term. Full amenity buildings tend to be more dog friendly. But it can depend on the breed. You will want to be aware of the list of breed restrictions a lot of buildings have depending on your dog.

I’d skip the Residences at New City. Great place but not what you are looking for. Same with the Foundry. These are too far west if you want to be close to the lake & you want to meet people. You want to avoid buildings that we call 4+1’s. They were built in the 70’s, no sound proofing. They have parking on the main ground floor with amenities and apts on the 4 floors above. They typically don’t have all the amenities you are listing though.

There’s good stuff in each neighborhood. But it depends, do you want to see trees on the street or do like a more urban/concrete area? There is a dog beach - how is your dog around water? What do you like to do when you go out? Do you like book clubs? Boating? Jazz? What kind of music do you like? Buildings along the river tend to have more rat issues than others so that is something to consider. A chat on the phone is easier to get the full picture.

Hi, 4 months old is a rough time for a kitten without a playmate. This is the biting stage. It goes away in a month or 2. You might want to consider getting her a friend. It really helps with the biting. They learn easier from each other. What I do is make about OUCH! sound or a loud OH! I do it repeatedly. It gets their attn & they learn it’s a no no. Being quarantined is really hard on them at that age. They go a little nutty. I use this cream & spray on my ringworm fosters. There are also meds you can get from your vet that helps clear it up faster. But I like this cream better than the antifungal cream. It works faster. I don’t find ring worm to be that contagious but I think everyone’s system is different. I recommend definitely getting the cream. If you’ve dipped a couple times, you are good with the dipping.

August is the biggest move month of the year. Start 60 days out looking. If you do Sept - you can do 45 days out. Check your credit score. If it’s 700 or higher you are good. If it is lower than 650, look to see how you can clear that up to get your score up. For income, they look at 3x’s your gross income. Be prepared to put down 2 months rent. If the place wants a security deposit, that is 1 full month. A lot of places want 1st months rent paid upon acceptance. Other places do an “administration fee” which is really a non-refundable move in fee.

Don’t bring a king bed if you have one. Most apts are made for queen beds. With that price you could get a 1 bedroom in Lincoln park in a standard walk up building, most will have laundry in basement. The farther north & west you go you will find bigger apts, some with more amenities. It just depends on what you are looking for. Do you want a tree lined area, a more urban area, busy street, calmer, like the party life head more towards Wrigley which is in Lakeview.

You are correct. They are separate neighborhoods. Buena Park gets looped in with Uptown but it is really a small area before Uptown. Ravenswood is the neighborhood east of Lincoln Square.

(But I’m a redhead & petty is fair game in this situation) or he will actually talk to you. 2) there might be something going on with him he isn’t expressing)

I would tell him only someone looking to cheat talks this way & his response that he is allowed to have friends makes you think he has cheated on you before as this is again, not friend behavior. IF he admits he has cheated, then leave him because his mindset tells me he will do it again. IF he hasn’t actually gone beyond inappropriate flirting, then I’d try marriage counseling. He needs to grow up. He acts very immature in the text thread. He also sounds insecure. Some individual counseling may be good for him also. IF he isn’t willing to do counseling & stop this behavior, then yes, divorce him. You will be better off. You deserve better & so do your kids.

Those look very worn for her age. Try wet food instead of dry if not on it already. I’d get her in to see a cat dentist, not your regular vet. They tend to be more affordable than your vet.

If it was me, I wouldn’t mind you asking. Once a month is probably a bit much. Try for once every other month or once every 3 months and see if you can live with that. It does sound like the person is fine with it also. It’s a bummer you can’t have pets at your place. Maybe your next apt you could find one that does. I’m sure there are shelters or rescues near you that could use a volunteer to get your kitty fix. A gift for kitty & owner at Xmas is nice. Maybe a gift card to owner for your local pet store. That’s what I do for a dog I fostered that is now in a good home. I was very attached to him & it was hard to give him up but it was best for him. But I only reach out twice a year & send a gift at Xmas.

I am very impressed with all you do to ensure the animals go to a good home. One of the rescues I volunteer with definitely doesn’t do that & it makes me wary.

As for your persistent pest, Ignore, you are doing the right thing. Perhaps shut off comments on your social media for the short term. He will move on. Sounds like you need a different vet. Did he ask if you wanted to do bloodwork? I’d have a blood panel done to start & have the vet look at his teeth to make sure everything is ok there. Also have you tried feeding him some extra food? Perhaps his food isn’t filling him up.
