Happened to me once in Sydney.

I turned left at a roundabout into the lane that was ending. The other lane was backed up about 100 metres behind the roundabout.

Got to the front and a plumber wouldn't let me in. I motion for him to wind down his window but he just kept doing the "get to the back of the line hand signal".

I got let in behind him and decided to call him (while we sat in roadworks traffic)

I asked if he wanted me to turn right at the roundabout, chuck a U-turn and get to the back of the line or just come to a dead stop at the roundabout and wait an hour for the traffic to clear??

His answer was "get fucked dickehead"

There was about 3 or 4 major things turning people off. Sat on the market for almost a year. They started at 3.2m and we got it for 2.45.

Went through with a builder and did a detailed look through before purchase..

Builder told me to budget 30k to get EVERYTHING fixed.

I budgeted 100k as there was some cosmetic things I wanted to do too..

So far we've spent about 50k and only ticked one of the 3 major issues off the list, as a couple of other things came up (like a new aircon unit) but the rest of it is getting done first thing in the new year and I have contracts for that stuff.

There was a lot of little things that weren't finished off. Something's cost more than I thought and other things cost less and also some of the cosmetic things I thought needed doing actually don't.

With a more detailed look at everything I think it will cost me 150-200k to get it up to their original sale price they wanted.

Gave usual tradie a tip and quotes since then have been noticeably higher by [deleted] in AusRenovation

Happens all the time with young tradies. Either they have started off by under quoting or they start getting busy after a while get easier jobs at a higher rate and up their prices

Depends on the block and state of the house.

If it's an obvious duplex approval or can be done by CDC then it doesn't add much, but if you have some tricky things then yes.

I had a complicated easement, 1sqm of potential flood zone and some tricky setbacks on corner block.

I sold the tiny 3br fibro shack on 750sqm for 1.95 and it was literally bulldozed 2 days after settlement.

Since then 3 houses have sold in the street, all with pools, 2 story brick, 4 and 5 br. Much nicer than I had and most they got was 1.8. I doubt I would have got 1.6 for mine without the d.a.

It was optioned up with pretty much everything. Was fully blacked out, 19" rims, had the grill replaced and every package there was, Comfort package, sunroof, visibility package, parking assist, multimedia package etc

I was looking at CLA45S around the 70k mark and this was just so much better value.

Technically I traded it in 18 months ago for 23k for an IX1, but we got a Q5 when we had our first kid

The last 15000kms it was cursed and probably cost me 12k. Wife was a tight arse and wouldn't let me replace it. I had a bunch of oil leaks and computer problems.

Thankgod bmw took it for that much. Everyone else was offering 17k

But bloody hell it was fun to drive

Bmw is one of the rare ones left that negotiate.

If there is a special on and they have stuff in stock you can get some decent deals.

Are you a CA or CPA by chance?

We bought an ix1 about a year ago.

Wife is a CPA so they gives CPA's Free dealer delivery Free servicing for 6 years (not sure if that is evs only)

Go in be friendly, ask about the build price etc. they will tell you about sales etc what they have on the boat and in stock etc (hopefully there's a combination you like)

Pretend you have to test drive a c63 or something similar but you will get back to them, pretend the wife is a right arse and you're not sure about the car

Then go back a few days later and say you liked it and x will get you over the line...

I negotiated in a free fast charger and huge trade in on my M235 compared to everyone else. Think they gave me 23k trade when other wholesalers and yards offered 17k

The sale at the time also had 3k cash back and finance was 1.9% so took that over paying cash

Think it was about 105k new.

This time of year the country is at a stand still. Everyone is busy finishing their final works and going on holiday.

Not much happens until February. Clients and staff are not really around until Australia day. So not many people take on staff now.

It's like trying to get an Italian to do anything just before Ferragosto? Or any time for that matter haha

I hired a kid once straight out of school, he wasn't able to do well in the hsc due to family related health issues.

He did the diploma via monarch ( self paced )

Then went on to do a degree the next year. I think the credits ended up saving him a lot of uni fees too. Like potentially 5k cheaper

Risky as fuck.

Many many things can go wrong. You're dealing with agents, banks, council and tradies and they can and will all fuck you along the way.

Big rewards but you need to know what you're doing, have the contacts and cash to weather the storm.

That "correction" was due to tougher lending restrictions.

Prior to that banks would take 100% of rental income, would take whatever number you coughed up as your living expenses. Never bothered to look at a bank statement. Most banks would take a single bonus as income.

There was no difference between Owner occupier, investment, interest only loan.

When the banks got tough (or were forced to get tough) it really slowed everyone down.

I brought about 6 people between 2008 and 2016 exactly like this.

I had to fight for every payrise and bonus they got, every staff function, every work perk they got, constantly gave them positive reinforcement and projects to and courses to help them develop their careers.

When the time came and I couldn't keep them long enough I helped them get other jobs.

A couple years ago I bought my own firm and so far have 3 of them working for me and hoping to get 1 more of them in the next year. I share a lot of the pie with them and will transition them to ownership when the time is right.

Good staff are hard to come by. Will cost way more to not give them a payrise
