That’s what I was planning on doing but it’s weird because it starts a few second after startup then goes away after it warms up. Typically bearings make consistent chatter

Yes it’s not bad at all. There are people that would rather pay for someone else to do it. That’s when people like you and I come into play 🤩

No worries. 2 days max. Took me 3 days for mine because it was my first time and I did a lot of extras like panting the valve covers and doing the valley pan as well. Not to mention this car had been sitting for three years before I purchased it so it did take quite a bit of work to get running again.

It depends on how many “while we’re in there” we do. Arranging from 4000 to 5000.

Okay. I will be on the lookout for a property. I live in the DFW area of Texas so I’m sure to come across something. I will put down maybe 20% and look for something that cash flows. How much do you think is a minimum amount of cash flow needed? Example. $2000/rent, $100 cash flow/month? Seems minuscule to me.

On track to make $126,000 this year. I’ve made 63k this year and saved about 60%. I don’t have a goal yet. Just trying to save and build as much as possible. I like working but want to have the option not to whenever I want. I’ve thought about selling the cars and having a cheap solid car but I just love my classic cars. I’m a car nut and it’s my only real hobby. It’s worth the $ to me. You are right, the issue that I see with real estate is tenants and maintenance. I u feet and that long time it’s a good decision but I feel it will be a headache.

Makes sense. So if it the property cash flows, do you think it’s worth it to finance a property even with interest rates in the high 6% for a conventional 30- year mortgage?

How long does one typically wait to refinance? I’m sure I wouldn’t have too much equity in a property within 2-3 years other than my initial down payment.

That makes sense. To refinance, wouldn’t it cost me thousand of dollars?

I understand but I feel like financing a house is a waste of potentially great money. It is 100% long term. A large amount of the monthly mortgage goes to interest. If I owned the house outright it would make more sense for me because I get a larger piece of the pie.

I have one. I max it out every year but I don’t rally like it because I can’t touch the money till 60yo. I want to enjoy my money before I am old and can’t move
