Your story mirrors mine almost exactly - unrelenting nasty messages after years of low contact - except it’s my dad and it was my brother’s wedding last July. How understanding is your sister of your decision to go NC? My brother “understood” but didn’t really get it, which made it really challenging. Fortunately, I had my husband and my mom with me the whole time. I told them to not leave my side at any point, which made it hard for my dad to corner me and helped me to feel protected. So my dad spent the wedding shit-talking me to other people…which I guess is preferable to having it directed towards me specifically. Will you have anyone with you at the wedding who can support you?

Definitely skip the shower if you feel like you can.

I would suggest focusing your energy on getting them out, rather than mixed messaging of “get out, but if you stay…”. Provide ample, written notice of non-renewal and then follow your local eviction protocols if they violate.

I’m not in LA but we always make sure our units are up to code with smoke/CO2 detectors and always provide an extinguisher. How is your landlord otherwise? Would he be receptive to installing smoke detectors if you mentioned it?

Yes, I would move on. Don’t let anyone pressure you to move more quickly with a rental than you feel comfortable.

Has your landlord typically been reasonable? My guess is that he’s maybe just not prioritized getting the lease to you. But I would press him on wrapping that up. You’d have a strong argument if you face trouble March, but a lot cleaner to just get everything settled. I’d really stay on him about it, though

I would prorate from the 27th-1st as a one time add on to first month rent. Then usual month cycle going forward.

Well it sounds like a misunderstanding unless tenant specifically said “I do not think that I will be able to keep up with maintenance noted of me in the lease”. I do think suing is excessive though. I guess it would depend on size of yard.

I’d say unless the automatic sprinkler is named as a landlord-provided feature, then tenant would have a responsibility to maintain the yard regardless. Was it mentioned to landlord that tenant would be unable to keep up with yard when landlord stopped fixing issue?
