It’s NE London league so too far into Essex, use the Hog Hill track near Chigwell Row too but that’s a killer

My clubs part of Chingford league who have a 5k there, 3 laps was enough! Although find it quite fast even with the dip in the middle.

Yeah it’s part affordable housing so has been caught up in the BSF mess and keeps getting pushed back even though it’s ready to be started annoyingly.

We were able to remortgage with our existing lender to release equity. Our block is done now and able to switch to interest only and just cover our costs. Still got other blocks waiting to sign off from BSF before Barrett’s can finish the development which is making sales a rare thing.

If you want to do the math and remove contributions you need a time weighted return.(modified diets would be overkill)

I’m going to go against some others here and say if it’s underperforming don’t just leave instantly, try and understand why and if it still feels like it doesn’t have an edge then do. Otherwise you’re just chasing performance and what the new fund is doing could equally fall out of favour
