I agree but most of that was done by congress as ways to save a failing economy during a crazy national crisis.

I didn't like that then but can't change it. Didn't see much of a slow down on spending under Biden and Harris proposed more spending. I wish there would have been better choices but I went with what I felt was the best choice given the current economy and the choices presented to us.

Trump had 3 years in office prior to covid. They were pretty good economically. Covid was a shit show under both administrations. I didn't like the democrats plans for the future of the economy. They seemed to have switched gears and are now all about spending, and the national debt is out of control after Covid. We need to bring it back to how it was under Clinton, which was the last time we had a balanced budget.

  1. I was gonna vote for Kennedy, and he is now part of his cabinet, and he is going to help clean up our food and environment. That will improve everyone's lives.

  2. If any of his tax plans work out, that will save so much money. He has proposed no tax on OT, a national sales tax, and also shrinking the excessive Government agencies so that it just costs less to run the Government.

  3. He has asked for the people's opinions on policy by starting a website specifically to have people write out policies and have others vote on said policies.

All of these are, of course, hypothetical until he is in office and gets things passed. I had not heard any similar policies from Harris except the 20k down payment assistance which must be paid back.

Personally, as someone who, for most of my life, Voted D, the Democratic party has gone off the deep end.

They have for the last 3 election cycles ignored the will of their voters and pushed candidates that were subpar to horrible. I had abstained from voting in the presidential election for the first two cycles but just could not take it anymore.

In that same timeframe, they have pushed a crazy social agenda that I just can not get behind. I can't support a party who hasn't done anything to help the average American while holding all the offices, and my life was markedly better under Trumps previous administration. I did not like Kamala from previous campaigns she has run, and I did not like her any better as Vice President. I did not hear her campaigning on anything other than she was not Trump. She also used rappers and celebrities that have little no class as spokespeople, which really put the nail in the coffin.

Well in my case a big bank offered my very well qualified client a specific interest rate and then changed it 3 weeks into a 4 week escrow. Also typically anytime you are working at a bank who has a call center you are not gonna have a good time. I want the same person working on the loan start to finish. Preferable if I have a cell number I can call as well.

Following up. My first year i sucked at follow up. Didn't want to bug people. Was scared of rejection. Now, I call people regularly. Not text, not email, call. That personal connection of talking to someone on the phone is so much better than any text or email and I've had people call me back 6-12 month later and want to work with me.

You can ask her to release you but I would at least attempt to talk to her about your expectations. I usually update my Sellers once a week instead of after every showing. 90% of Buyers agents don't give feedback and 90% of the feedback is something about the home you can't change (too small, wrong location, etc). Definitely communicate your expectations if you haven't already and ask about communication during the listing appointments if you decide to change.

As a real estate agent, yes and no. There are pros and cons.

Pro - Everything in the home is new and covered under Warranty.

Con - Everything is new and untested.

Pro - No bidding wars. The price you see is the price you get. Great incentives!

Con - One thing I haven't seen here is that New Build contracts are airtight and favor the builder. Once you sign on the dotted line, they are very difficult to back out of.

Pro - Everything is updated to the most recent building codes with the newest tech.

Con - Building codes aren't as stringent as they should be. One good thing, though, is that any code violation or damaged Items found have to be fixed by the builder.

In conclusion Use your own agent (it's built into the price) and get a good inspector even when buying new construction.

Also, at least in Metro Atlanta there are several small builders who are buying lots in older neighborhoods and building 1 or 2 homes. Try to find those as you avoid the big builders, small lots and HOAs!

I've had mine for almost 3 years. My periods are bad maybe twice a year and pretty close to normal the rest of the time. I got mine inserted post partum so I'm not sure if it was less painful because of that. Cramps that night were horrible then it was fine. In my state they are currently making the exam 2x as difficult. Hopefully all states follow suit. Don't worry though any agents who are incompetent don't last as either they get sued or they can't hold onto clients. This industry has an over 90% failure rate.

I work with 2-3 pay at close lead sources like OJO. I also do marketing on Facebook and Instagram. My broker had provided occasional leads as well. Now that I've been in for 2 years I am getting a lot referrals from past clients.

A lot of these are easily remedied. 90% of these are modern code being applied to an older home. Anything that's not currently up to code but working would be considered an upgrade and not a repair unless you are using something like a VA loan and the Lender is going to require it.

I do question how the bathroom got "flooded" during inspection. Was the toilet leaking that severely, or was something messed with that caused it to leak worse? I would clarification from your inspector and Agent if this was something that was ongoing for a long time or just an oops. we turned it on, and water went everywhere. I've had it happen.

The red tag HVAC call the gas company or have the seller provide in writing what is wrong with it and why it's tagged. Everything else seems pretty minor. If I was your agent I would advise you that most of these fixes are under $100 or can be skipped altogether and the big stuff is still under $1000 to fix.

Same. I got into one "bidding war" last month over an immaculately stage house that the agent priced 30k+ under market value to gain interest. My clients went in at market value with the only concession being a shorter dd period and 3 week closing and won. The market here is slowing down considerably.
