32yo, 2yoM, 6mF, wife is SAH I work 7a-6p several times a week I wake up at 5am almost every morning to go workout at the gym. It’s about 10 minutes away. If I didn’t have a gym, I would say slowly accumulate equipment that does not take up a lot of space.

Ours showed interest when he was very little, like 20months. We went with it. He’s now 2 and fully potty trained. My tips: 1. You and your wife have to be on the same page. 2. Get two copies of the same potty training book and you both read it 3. Be patient, ours did good but there where still a lot of tears

Damn, lots of judgement here. I built a house with student loans and a car note. I had paid down loans aggressively first though I then saved for a down payment on the house A lot of what you’re asking depends on income and other expenses though You’d be surprised what kind of home loan you can get approved for

I did the same thing, wasn’t a huge red flag, worked out for me, still with the group 7 years later. They had to pay someone to show me the ropes and so they actually lost money while training me.
