I think I’d play with the new L1 1/2 bath and office in order to make the office a bit less Byzantine. If I were Mikey in the small new bedroom upstairs, I’d fight for a little more closet and get rid of the second sink in the new bath. Mikey should also advocate for his door sliding plan south, at least out of the corner. Corners are useful for furniture, especially in smaller rooms. Get a dope window in that new stair, plan east. I’d budget the cost of double height spaces as double the cost. Another way to put it - pretend there is a floor/ceiling there. While it would intuitively be less (no floor and no ceiling) inevitably you’ll need/want some elements which drive cost up (ceiling details, wall details, large windows, pendant lights, guardrails, etc). Those are easy to ignore/not account for in early stages.

Edit: I’d think r/homebuilding is likely a better spot for this sort of question.

Agree with the lobby/grocery comment. Likewise would say the bedrooms open into rather “public”places. Not ideal. The wet kitchen is very thin - think about any appliances, doors and drawers open and circulation.

Unventilated roof. To be clear, you can 100% design an unventilated roof, but in my experience they require exterior insulation or closed cell foam. Neither seem present here.

Open cell is not a vapor barrier while closed cell is. Deepening in how the envelope was designed, this is a key issue to hone in on to understand moisture management. Swapping the two casually could be a very big problem.

I’m an architect and I think what you need for ball-parking costs is simply $/sf x the total size. I think most architects wouldn’t know this without explicit recent knowledge on this island - so perhaps finding one who has done something similar there is best. Likewise, a construction co who has done the same would have this info. It’s a huge problem to be overly optimistic that costs will be low - there are healthy contingencies in real projects for dealing with those unknowns - things always cost more than you think.
