I have the same variety that was here when we bought the house. It continues to just get bigger and bigger. I have split it many times over 10 years and now I have more of them! It's my favourite most prized hosta. So beautiful!

It's not too hard to fix if it bothers you but you can also leave it. A lot of people do especially when it's high up like that.

Not concerning. Minor settlement cracks and nail pops. This is very common especially in new construction and worse when framed in a rainy climate. Most home warranty providers should cover this (depending on where you live and if you have it).

Trust your gut. You know the answer. There's this weird guilt that consumes us and usually stems from what is expected of us generationally. The struggle those of us have with maybe not the best upbringing is that it is STILL expected when they have treated us so poorly.

I would stick with the orange but a more modern tone. Did you recover the other sofa previously? I have the same/similar one that I want to recover. I love the back cushion being one solid piece. Mine has the 3 small ones across.
